When a furnace is worn out, unsafe or costing too much to run, our Everett branch comes to your Monroe home, measures it, and gives you written replacement options with prices, rebates and financing. The estimate is free. Call (425) 645-0404 or send the form.
A lot of Monroe’s subdivisions along SR 522 went up in the 1990s, so many furnaces installed with those homes are now at or past the typical 15 to 20 year service life. Monroe homes heat with PSE natural gas or Snohomish PUD electricity, and the right replacement depends on which you have.
Seattle-area figures from Angi, Seattle new furnace costs, updated July 2026. There is no Monroe-specific survey, and these are not our prices.
| Item | Seattle-area estimate |
|---|---|
| Average installed furnace | About $4,683 |
| Common range | $2,762 to $6,683 |
| Natural gas furnace | $3,800 to $10,000 |
| Electric furnace | $2,000 to $7,000 |
| Labor share | About 20 to 30 percent of the job |
What changes a Monroe quote most: the efficiency level, where the furnace sits (garage and closet installs are simpler than crawlspace or attic installs), venting changes for a high-efficiency unit, and any duct repairs, which we price as a separate line.

If we find a carbon monoxide hazard, we shut the furnace off and explain why. Otherwise, we lay out repair and replacement side by side so you can choose.
PSE gas homes. A new 95 percent or higher condensing furnace burns noticeably less gas than an older 80 percent unit. It vents through PVC to an outside wall or roof and needs a condensate drain. Adding a heat pump at the same time turns it into a dual-fuel system: the heat pump covers mild days and summer cooling, and the furnace covers the coldest weather. PSE’s hybrid heat pump rebate pays $1,500 for this, plus up to $2,400 more for income-qualified homes (PSE hybrid heat pump rebate).
Snohomish PUD electric homes. Replacing an electric furnace with another electric furnace keeps the highest running cost. Replacing it with a ducted heat pump reuses the ducts and qualifies for the PUD rebate of $1,800 or $2,500, applied on the invoice when electric heat is the primary heat (Snohomish County PUD heating rebates (updated July 1, 2026)). See our Monroe heat pump page.
Beyond efficiency, furnaces differ in how they deliver heat:
| Type | How it runs | Best for |
|---|---|---|
| Single-stage | Full fire whenever it runs | Tight budgets, smaller homes |
| Two-stage | Low fire most of the time, high fire on cold days | Most homes; quieter and more even |
| Modulating | Adjusts in small steps to match the load | Maximum comfort and efficiency |
A variable-speed blower pairs well with two-stage and modulating furnaces, improves filtration and makes adding a heat pump later straightforward.
We size the new furnace from a load calculation for the house as it is now, including any insulation or window upgrades since it was built. We check duct static pressure, look for disconnected or crushed runs in the crawlspace or attic, and confirm the return air is large enough. When a high-efficiency furnace leaves an older gas water heater alone in a masonry or metal flue, we check whether the flue needs a liner so the water heater still vents safely.
Replacing the furnace is the easiest time to improve the air the system moves, because the cabinet and ductwork at the furnace are already open:
These are optional, priced separately on your estimate, so you can choose what fits your budget. If anyone in the home has allergies or asthma, or if wildfire smoke has been a problem in past summers, the filter cabinet upgrade usually gives the most noticeable improvement for the money.
Two quotes for the “same” furnace can differ a lot in what is actually included. When comparing, check that each one covers:
Our written estimates list each of these, with financing options if you want to spread the cost.
A new furnace rewards a little care. Change or clean the filter every one to three months during heating season, keep the area around the furnace clear, and keep the outdoor PVC vent and intake free of leaves, moss and snow. Test carbon monoxide alarms twice a year. A fall tune-up checks burners, flame sensor, safety switches and the condensate drain before the first cold snap. Register the equipment with the manufacturer soon after installation, as many require it for the full parts warranty.
Inside Monroe city limits, a furnace replacement needs a mechanical permit from the City of Monroe; any wiring changes need an L&I electrical permit (City of Monroe, When Do I Need a Permit?). Snohomish County handles addresses outside city limits. We file the permits.
A straight furnace swap is usually done in one day; a dual-fuel or heat pump conversion usually takes two.
We support the manufacturer’s warranty on covered equipment parts, and we stand behind our furnace installations with a 1-year labor warranty from installation.
Join our Home Comfort Club, a monthly membership starting at $15 a month, and a new system we install gets extended labor coverage for as long as your membership stays active, up to 5 years from installation. Ask your technician or comfort advisor for the current plan details.
Seattle-area data puts the average installed furnace at about $4,683, with most jobs between $2,762 and $6,683 (Angi, July 2026). Your written quote follows a visit.
Often yes. A ducted heat pump reuses the ducts, cuts heating costs and qualifies for a Snohomish PUD rebate of $1,800 or $2,500 when electric heat is primary.
Yes. PSE’s hybrid heat pump rebate pays $1,500, plus up to $2,400 for income-qualified homes, for PSE gas customers who add a heat pump.
Yes. The City of Monroe issues the mechanical permit; Snohomish County covers addresses outside city limits. We handle it.
Usually one day for a like-for-like swap and two days for a dual-fuel or heat pump system.
For most PSE gas homes a 95 percent or higher condensing furnace is worth it for the lower gas use, as long as PVC venting and a condensate drain can be run. We price an 80 percent option too so you can compare.
Yes. Financing options are included with your written estimate.
We support the manufacturer’s warranty on covered equipment parts, and our labor warranty covers installations for 1 year from installation. Home Comfort Club members (monthly membership starting at $15 a month) with a new system installed by Home Comfort Alliance get extended labor coverage for as long as their membership stays active, up to 5 years from installation.
