HVAC tune-ups from Home Comfort Alliance
Home Comfort Alliance provides HVAC maintenance and tune-ups for furnaces, heat pumps, central air conditioners and ductless mini-splits across Seattle-Tacoma. A tune-up is $230 per system, or $180 for Home Comfort Club members, and it's done by a NATE-certified technician from our Redmond, Everett, Bremerton or Sumner branch.

What does an HVAC tune-up cost?
A tune-up at Home Comfort Alliance costs $230 per system, or $180 if you're a Home Comfort Club member. For comparison, Angi puts a Seattle AC tune-up at $80 to $280 (regional estimate, May 2026).

How often should you service your heating and cooling?
Once a year for each system. ENERGY STAR recommends checking the cooling system in the spring and the heating system in the fall, and the U.S. Department of Energy says a heat pump should be serviced by a professional at least once a year.

What a professional tune-up should cover
ENERGY STAR lists these tasks for a contractor's pre-season check. Use it as a yardstick for any company you hire:
- Check thermostat settings.
- Tighten electrical connections and measure voltage and current on motors.
- Lubricate moving parts.
- Check and clear the condensate drain.
- Check system controls, including start-up and shut-off.
- Clean the evaporator and condenser coils (cooling and heat pumps).
- Check the refrigerant level (cooling and heat pumps).
- Clean and adjust blower components for proper airflow.
- On gas and oil systems, check connections, gas pressure, burner combustion and the heat exchanger.

Furnace tune-up
A furnace tune-up focuses on safe, reliable heat. On a gas furnace that means the burners, gas pressures, safety controls, motors and controls, the flue and piping, plus the blower and filter. A tune-up is not a carbon monoxide test, so keep working CO alarms on every level and near bedrooms. On an electric furnace, the technician checks the heating elements, sequencers, wiring and blower. Small faults found in October are cheaper than a no-heat call in January. If your furnace is already acting up, see furnace repair instead.
Heat pump tune-up
Heat pumps here heat most of the year and cool in summer, so they need a professional visit at least once a year, as the U.S. Department of Energy recommends. AC tune-up
A spring AC tune-up cleans the outdoor condenser coil, checks the refrigerant level, capacitor and electrical connections, and clears the condensate drain so the system is ready for the first heat wave. Seattle-area heat waves are short but intense, and that's when repair calls pile up. If your AC already isn't cooling, go to AC repair.
Is a tune-up worth it?
For most homes, yes. The U.S. Department of Energy says the difference in energy use between a well-maintained heat pump and a severely neglected one ranges from 10% to 25%. A tune-up also catches worn parts before they leave you without heat, and many manufacturer warranties require regular professional maintenance, so check the terms of yours. Even a system that seems fine can have a dirty flame sensor, a weak capacitor or a clogged drain that hasn't caused trouble yet.

What you can do between visits
- Check the air filter every month and change it when it looks dirty, as ENERGY STAR advises.
- Keep the outdoor unit clear of leaves, snow and anything stacked against it.
- Keep supply and return vents open and unblocked.
- Wash ductless filters every few weeks while the system is running.
- Replace thermostat batteries once a year.
In wildfire smoke season, a higher-rated filter (MERV 13, if your system can take it) catches more fine particles; ask your technician at the tune-up. Leave anything inside the furnace cabinet, the electrical panel or the gas line to a technician.

A recent tune-up: an oil furnace in Fife
In September 2026, one of our technicians did the yearly tune-up on an oil furnace in Fife. He fitted a new nozzle, oil filter and two air filters; cleaned the blast tube, end cone and firing assembly; and checked the electrode gap, the cad cell (the sensor that confirms the burner has lit), the firebox liner, the flue pipe and the draft regulator. Then he ran the furnace and turned the combustion air down slightly until the flue showed no visible smoke.

Do I need a tune-up if my system is working fine?
Yes. Many problems, such as a weak capacitor, a dirty flame sensor or a partly blocked drain, don't show until they cause a breakdown. A yearly tune-up finds them early and keeps the system running efficiently.
Does skipping maintenance void my warranty?
It can. Many manufacturer warranties require regular professional maintenance. Check the terms of your warranty, and keep your tune-up records.
What is the difference between a tune-up and a repair?
A tune-up is scheduled maintenance at a set price of $230 ($180 for Club members). A repair fixes a fault and starts with a $119 dispatch fee and a diagnostic. If your system isn't working now, book an HVAC repair.
