Why Plumbing Inspections Matter

Even minor plumbing issues can develop into major headaches — hidden leaks, corrosion, water damage, or deteriorating pipes can lead to costly repairs, mold growth, or structural damage. A full plumbing system inspection helps uncover these issues early, ensuring your home’s plumbing is safe, efficient, and compliant with local codes. Regular inspections also help maintain property value and give homeowners peace of mind.

What’s Included in Our Plumbing System Inspection

Leak Detection & Water Testing
We examine all visible pipes, joints, faucets, fixtures, and water heaters for signs of leaks, drips, or moisture. If needed, we perform pressure testing and water quality checks to ensure your water is safe and your system isn't losing water.
Pipe Condition & Materials Review
We assess the condition and age of your plumbing pipes, looking for signs of corrosion, rust, hard water damage, or outdated materials (like galvanized steel or polybutylene). Where necessary, we make recommendations for replacement before failure occurs.
Drainage & Vent Inspection
We check all drains, sewer lines, vents, and traps to verify flow, check for clogs or blockages, correct venting, and ensure there is no backflow risk that could damage plumbing or indoor air quality.
Water Heater & Fixture Inspection
We inspect your water heater (tank or tankless), its connections, pressure relief valve, temperature settings, and anode rod where applicable. Fixtures—sinks, toilets, showers—are tested for leaks, proper operation, and efficient flow.

Signs You Need a Plumbing System Inspection

Some issues are obvious—dripping faucets, stains, low water pressure. Others are subtle—unexplained water bills, musty smells, and gradual drops in pressure. If you notice any of the following, it’s time to call for an inspection: frequent leaks, inconsistent water temperature, unusual sounds in pipes, slow drainage, or water discoloration.

Plumbing Inspection FAQs

How often should I have my plumbing system inspected? +
Most homes benefit from a professional inspection every 1–2 years. Older homes, high-use households, or properties with outdated piping (e.g., galvanized or polybutylene) may need more frequent checkups to catch leaks, corrosion, or wear before they become costly repairs.
How much does a plumbing inspection cost? +
Basic whole-home inspections typically range from $150–$350, depending on home size and scope. If specialized testing (e.g., pressure tests, camera inspections) is recommended, we’ll review options and pricing up front so you can decide with confidence.
Does an inspection mean I have to make repairs right away? +
No. Your plumber provides a detailed report with prioritized recommendations. You choose what to address now versus later. Our goal is to help you plan and avoid emergencies—not to pressure you into repairs you don’t want.
Will the inspection disrupt my daily routine? +
Inspections are designed to be minimally invasive and usually take about 1–2 hours. We’ll need access to areas like the water heater, main shutoff, under-sink cabinets, and (if applicable) crawlspace. Routine use of sinks and toilets is rarely interrupted.

Plumbing Inspection Checklist

Check incoming water pressure. Excessively high pressure can cause premature failure of the system.
Test and verify proper operation of all shut off valves
Inspect water heater. Early identification of small problems can help prevent catastrophic failures and significant water damage, as well as help extend the service life of your water heater
Inspect all plumbing fixtures for proper operation
Inspect all visible drain components under sinks for signs of existing or previous leaks
Inspect all toilets for proper flushing and signs of leaks including testing of tank seals. Small amounts of water continually "leaking" from the tank to the bowl can go virtually undetectable during daily use leading to high water bills.
Inspect all bathtubs/showers for proper operation
Inspect all hose bibs (outdoor spigots) for proper operation
Inspect any existing water filtration units for signs of existing or previous leaks
Our licensed Plumber will conduct a multi-point inspection of your plumbing system and focus on any concerns or requests you may already have. Once completed, you will be provided with a copy of the results, including any maintenance, repair, or replacement recommendations.
