Tank water heaters are the most common type of water heater. They consist of a large storage tank that keeps a significant amount of water heated at all times, typically between 50 and 100 gallons. This feature makes them ideal for meeting high demands for hot water for extended periods compared to most other systems. However, a disadvantage of using a tank water heater is that once the supply of hot water is exhausted, you'll need to wait for the heater to produce more. Tank water heaters can be powered by either gas or electricity.

Tankless Water Heaters
Tankless water heaters heat water on demand instead of storing a large quantity of hot water at all times. They can heat water much more quickly than traditional storage tank water heaters because they utilize a different heating method and have a smaller volume of water to warm up. However, one drawback is that they can be more easily overwhelmed by high-demand situations.
Tankless water heaters are generally more expensive to install than traditional tank water heaters. However, they offer the advantage of being placed almost anywhere in your home, as they are portable. Additionally, tankless water heaters are much more energy-efficient, particularly if you do not use hot water consistently. Here are some important considerations to keep in mind when thinking about a tankless water heater for your home:
Most traditional tank water heaters in the Seattle–Tacoma area need replacement about every 10 years. Newer models and well-maintained systems can last 15–20 years with annual service (flushing sediment, inspecting anode rod, and safety checks). How do I know if there is a problem with my water heater?

Common warning signs include rapid loss of hot water, unusual noises (popping/rumbling), water around the tank, rusty water, or higher utility bills. A frequent culprit is sediment buildup inside the tank, which reduces efficiency and can damage internal components. Annual water heater maintenance—including sediment flushing—helps prevent corrosion and restores performance.
How hot should my water be?

Many heaters default to 140°F, but that’s typically hotter than necessary and increases scald risk and energy use. We generally recommend a safe, efficient setting of 120°F for most homes. Our licensed plumbers can verify your thermostat setting, test temperature/pressure relief (TPR) valve function, and optimize your system for comfort and efficiency.
How can I reduce my hot water costs?

Start with tank insulation, insulating hot-water pipes, and setting the thermostat to 120°F. Schedule annual maintenance and sediment flushing to improve efficiency. Consider low-flow fixtures and, when it’s time to upgrade, a high-efficiency heat pump water heater or tankless water heater. If you already have a heat pump, ask about using excess summer heat to pre-warm water or adding a recirculation solution to cut waste and wait time.
