Even a mild winter brings a hard freeze, and furnaces with a worn igniter or dirty flame sensor are the first to quit. Most show signs they’re about to fail months earlier. Here’s what it costs to get ahead of that in 2026, and what it costs if you don’t.

Nobody regulates the word “tune-up.” A $90 visit might be a new filter and a quick look at the burners. 1. The trip fee (diagnostic)
This is what you pay to get a technician to your door and find the problem. Most contractors charge more at night, on weekends and on holidays, so ask for the after-hours rate before anyone is dispatched. Three things usually push a repair past $500. One is a part that has to be special-ordered for an older furnace. Another is a failure that takes a second component down with it, like a seized inducer that fries the control board. The third is timing. If it’s 8 p.m. on a Friday in the middle of a freeze, you’re paying the after-hours rate on the same night the whole region is calling for help.
What to do if your heat goes out tonight
Before you pick up the phone, run through these five checks. They fix a surprising number of the “no heat” calls we get.
- 1Thermostat. Make sure it’s set to HEAT and the temperature is set higher than the room. If it runs on batteries, swap them out.
- 2Breaker and switch. Check the furnace breaker in your electrical panel, plus the power switch on or near the furnace (it looks like a regular light switch). Both get flipped by accident all the time.
- 3Filter. A badly clogged filter can trip the furnace’s high-limit switch. Pull it out and hold it up to the light. If no light gets through, replace it.
- 4Gas supply. If you have gas, check whether your other gas appliances (stove, water heater) still work. If you smell gas, leave the house right away, then call Puget Sound Energy at 1-888-225-5773 or 911. Call them before anyone else, including us. - 5Condensate drain and outdoor vents. High-efficiency furnaces shut down when the PVC drain freezes or clogs, or when snow blocks the intake or exhaust pipe outside. Clear them and try again.
Still nothing? Pay attention to what the furnace is doing. Is it clicking without lighting, starting up and shutting off, blowing cold air, or doing nothing at all? Tell the dispatcher when you call. It helps us show up with the right parts.
Don’t wait for an outage to do checks 3 and 5. Swapping the filter and clearing the outdoor intake and exhaust vents before winter prevents many of these shutdowns.
When should you repair a furnace vs. replace it?
Here’s the rule of thumb most of us use in the field. If the furnace is more than 12 to 15 years old (about how long a furnace lasts around here) and the repair would cost more than roughly a third of a new one, replacing it is usually the smarter spend. A new gas furnace installed in the Seattle area runs $4,000 to $8,000. The clearest case for replacing instead of repairing is a cracked heat exchanger on an older furnace. A new heat exchanger can run up to about $1,620 in Seattle, which rarely makes sense at that age.
