In most Washington cities, L&I issues electrical permits and sends the inspector. Federal Way is one of the exceptions: the city issues its own electrical permits and inspects the work itself (L&I, cities that do their own electrical permits). Residential electrical permits are filed through MyBuildingPermit, the online portal the city uses for electrical, mechanical and plumbing permits (City of Federal Way, Permit Center).
For you, that means the permit and the inspection both come from the City of Federal Way, not the state. We file the permit, book the city inspection and meet the inspector, so the work is signed off and on record.
Many Federal Way neighborhoods are decades old. Homes from that era often have 100 amp service or less, panels with no open spaces, and wiring that was never meant to carry a heat pump, an induction range and an EV charger at the same time. Some older panels, including certain Federal Pacific and Zinsco models, have a record of breakers that may not trip when they should.
Signs your panel needs attention:
We run a load calculation, then give you written options: a panel replacement, a service upgrade to 200 amps, or a load management device when the service itself is large enough.
A Level 2 charger runs on a dedicated 240 volt circuit, usually 40 to 60 amps. In a garage near the panel it is a straightforward install; a long run to a driveway or a condo parking space takes more planning. If you park outside, the charger can go on an exterior wall or a post, as long as it is rated for outdoor use and the circuit is protected along its whole run. Tell us which vehicle you drive and how far you commute, and we will suggest a charger size that fits. We check your panel capacity first, then give you a written price for the circuit, the charger mounting and the city permit.
Replacing electric baseboards or a wall heater with a heat pump is one of the most common upgrades in Federal Way, and PSE offers rebates for it (PSE electric resistance to heat pump rebate). The outdoor unit needs its own circuit and a disconnect beside it. Because our electricians and HVAC technicians work for the same company, the circuit, the disconnect and the equipment are installed and inspected as one job.
Windstorms can bring down lines across south King County, and a long outage in winter means no heat, a cold fridge and, for homes on a sump pump, a flooded crawlspace. A standby generator with an automatic transfer switch restarts the circuits you choose within seconds. We size the generator to your loads and install it under a city electrical permit. Portable generators should only connect through a transfer switch or interlock, never by backfeeding a dryer outlet.
Homes near Dash Point and Redondo sit right on Puget Sound. Salt air corrodes outdoor meter bases, disconnects, outlets and fixture connections faster than it does inland. If you live near the water, we check outdoor gear for corrosion and use weather-resistant covers and devices outside.
Plenty of Federal Way homes are rentals. We coordinate access with the tenant and send the written price to the owner. Common safety updates include GFCI protection in kitchens, baths and outdoors, AFCI breakers, hardwired smoke and carbon monoxide alarms, and replacing ungrounded outlets.
Not every call is a big project. We replace dead outlets and switches, add outlets where extension cords have taken over, install ceiling fans and recessed lights, put in dimmers and exterior lighting, and track down circuits that stopped working for no clear reason. We diagnose first and give you the price in writing before we fix anything.
If you see sparks or smoke, turn off the main breaker if it is safe to reach and call 911.

The city. Federal Way is on L&I’s list of cities that issue their own electrical permits and perform their own inspections (L&I, cities that do their own electrical permits). Residential electrical permits can be filed online through MyBuildingPermit (City of Federal Way, Permit Center).
Not always. We run a load calculation on your existing service first. Many homes with 100 amp service can add one large circuit; adding both a heat pump and a Level 2 charger often calls for a 200 amp upgrade or a load management device.
