Repair or replace?
A repair makes sense when the system is younger, the part is common and the rest of the equipment is sound. Replacement is worth pricing when:
- The furnace is 15 years old or more and needs a major part.

- Some rooms never get warm, or your gas or electric bills keep climbing.
- The heat exchanger is cracked or the unit fails a safety check.

Fall tune-ups
A yearly tune-up catches worn parts before the first cold night. We clean the burners and flame sensor, test the ignitor and safety switches, check the gas pressure and combustion, inspect the heat exchanger, clear the condensate drain, check the blower and airflow and test the thermostat. On heat pumps we also check refrigerant pressures and the defrost cycle.
Wall heaters and baseboards in older homes and rentals

A thermostat in the wrong spot, or one that is not set up for your equipment, can make a working system feel broken. A heat pump thermostat that calls for backup heat too early drives up electric bills; one on a sunny wall shuts the heat off while the bedrooms are still cold. We check the settings and wiring, and we can install a smart or zoned control when rooms on different floors need different temperatures.
Filters and indoor air
A clogged filter is the most common reason a furnace overheats and shuts itself off. Most one-inch filters need changing every one to three months; homes with pets, smokers or ongoing construction need it more often. If you want cleaner air, ask about a deeper media filter cabinet, which lasts longer and traps finer dust without choking airflow.
Ducts in crawlspaces
