Which heat pump fits your home
- Ducted heat pump: replaces an aging furnace or electric furnace and uses your existing ducts. Best when the ducts are in good shape.
- Ductless mini-split: for homes heated by baseboards or wall heaters, finished basements, additions, and apartments or townhomes with no ducts.
- Dual fuel: a heat pump added to a newer gas furnace. The heat pump runs most of the year; the furnace takes the coldest hours.
Heat pumps and Federal Way winters
Federal Way’s climate is mild, with warm, mostly dry summers and cool, damp winters rather than deep cold. That is close to ideal for a heat pump, which is most efficient when outdoor temperatures stay above freezing. Current models keep heating well below that, and a backup source covers the few nights each winter when it gets truly cold. The same system cools on hot days like the record heat of late June 2021.
Replacing baseboards and wall heaters
Electric baseboards and wall heaters are common in Federal Way’s older homes and rentals. They put out heat at full cost with no cooling. Owners of rentals like it because the unit also cools, which helps keep tenants comfortable through summer heat.
The electrical side
Every heat pump needs a dedicated circuit and an outdoor disconnect. Older homes may also need a panel or service upgrade. Federal Way issues its own electrical permits and inspects the work itself rather than leaving it to L&I (L&I, cities that do their own electrical permits). Sizing matters more than size
A heat pump that is too large short-cycles, leaves rooms clammy and wears out sooner; one that is too small leans on backup heat. What installation looks like
Most ducted heat pump replacements take one to two days, and ductless systems take one to three depending on the number of indoor heads. The crew protects floors, removes the old equipment, sets the outdoor unit on a pad or wall bracket, runs the line set and wiring, and connects the indoor unit. Before leaving, they start the system, check refrigerant charge and airflow, set up the thermostat and show you how to use it. We then book the city inspections and file your PSE rebate.
Where the outdoor unit goes
On small Federal Way lots and in townhome rows, placement matters. We keep the unit clear of bedroom windows where we can, leave room for airflow and service, and raise it off the ground so snow and leaves do not block the coil. If an HOA governs your home, check whether it needs to approve the location before installation day.
Heat pump water heaters

We repair all the usual heat pump problems: failed capacitors and contactors, defrost faults, refrigerant leaks, reversing valve failures and communication errors on ductless systems. A yearly service keeps efficiency up; we clean coils and filters, check refrigerant pressures, test the defrost cycle and clear the condensate drain. Near Dash Point and Redondo, salt air makes coil cleaning more important.
