Home Comfort Alliance repairs ducted and ductless heat pumps across Sammamish, WA, including Klahanie, with an upfront price before any work begins. Our Redmond team covers the plateau. Every visit starts with a $119 dispatch fee, the standard diagnostic is $72 and billed as its own line, and the repair itself is quoted in writing so nothing starts until you say yes.
Call (425) 645-0404. Our phones are answered and bookings are accepted 24/7.
Breaker keeps tripping? Leave it off, set the thermostat to OFF and call. Repeated resets can damage the compressor.
Wet mornings on the Sammamish plateau put frost on outdoor coils, and wooded lots drop needles and leaves into them. To clear it, the heat pump runs a short defrost: the outdoor fan goes quiet, there may be a hiss and a plume of steam, and the indoor air cools off briefly. It ends on its own.
| Part | What you notice |
|---|---|
| Capacitor | Outdoor unit hums but the fan or compressor will not start |
| Contactor | Outdoor unit will not turn on, or will not turn off |
| Defrost board or sensor | Heavy icing, or long defrost cycles |
| Reversing valve | Cools but will not heat, or heats weakly |
| Outdoor fan motor | Compressor runs, fan does not spin |
| Refrigerant leak | Weak heat and icing; we find the leak before adding refrigerant |
| Control board | Error codes, or the system will not start |
| Thermostat | Wrong mode or no call for heat; replacement $299 to $1,840 |
Our heat pump repair cost guide explains each repair.
We repair ductless indoor heads and outdoor units of all major brands, from sensors and drain lines to fan motors, boards and communication faults. Home Comfort Alliance is a Mitsubishi Electric Diamond Dealer. More about ductless systems.
AUX on the thermostat means backup heat is helping the heat pump, which is normal in cold snaps and during defrost. EM means only the backup is running. Electric backup heat costs far more to run, so if AUX shows most of the day on mild days, or your PSE bill jumps, have the system checked. The usual causes are low refrigerant, a defrost or sensor fault, thermostat settings, or an outdoor unit that has stopped. In a dual fuel home, the gas furnace takes over instead; see furnace repair in Sammamish for that side.
Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as a heat pump that has stopped heating in cold weather. Standard visits run Monday to Friday, 8 AM to 5 PM.
Sammamish homeowners see the same published fees we charge everywhere. The trip and the diagnosis are billed as two items, and the repair is priced only after we know what failed.
| Fee or service | Home Comfort Alliance price |

October 2026 prices. You pay for the standard or the in-depth diagnosis, not both.
For a regional reference that is not our price, Angi puts Seattle-area heat pump repairs between $220 and $2,220 (May 2026 update, Angi).
Current offers (see them here): 10% Off Heat Pump Tune-Up, $50 Off Emergency No Heat Calls and $50 off HVAC service or repair. They cannot be combined with Club pricing. Bigger repairs can be paid over time through Salal Credit Union or Synchrony, with plans from $179/month* (financing options).

Most heat pump faults on the plateau are worth fixing. Once a system passes about 10 years or starts needing repairs every season, ENERGY STAR says replacement deserves a look, and a dead compressor on an older unit usually tips the math.
Heat pumps from before about 2010 may run on R-22, which is no longer produced. You can keep repairing one with recycled refrigerant (EPA guidance), but each recharge gets pricier.
If you replace an out-of-warranty, centrally ducted, all-electric heat pump with a qualifying model, PSE pays $1,500 plus an income-based Efficiency Boost of up to $2,400; ductless and dual fuel systems are excluded (PSE upgrade rebate). Home Comfort Alliance is a PSE Trade Ally. Sammamish is also an Energy Smart Eastside city; for replacing an existing heat pump, ask us first and we will check whether your system qualifies (Energy Smart Eastside).
Replacement estimates are free, and our instant HVAC quote gives a range in about 30 seconds. What you get with a replacement: a 3-year Comfort Shield labor warranty on new installations, kept active with yearly maintenance. First-year maintenance is included. See heat pump installation in Sammamish.
PSE supplies electricity and natural gas in Sammamish. Part-only repairs need no permit. Replacing a heat pump needs a City of Sammamish permit through MyBuildingPermit (Permit Center 425-295-0531). Outdoor heat pump units cannot sit within 10 feet of a side or rear property line unless the neighbor signs an agreement that is recorded with King County (Sammamish mechanical equipment rules), so placement is planned before the permit. We pull the required permits for every installation.

In October, one of our technicians serviced a dual fuel system in a Sammamish home: a heat pump paired with a gas furnace, on its first year maintenance visit.
On the heat pump he flushed the condensate lines, checked the inverter board, measured compressor and outdoor fan motor amps, and checked the refrigerant charge and temperature split. On the furnace side he cleaned the flame sensor and pressure switch port, checked the ignitor, inducer and blower motors, static pressure and heat exchanger, and set gas valve pressure for low and high fire.
Everything tested within range. He also raised the heat pump's airflow to its efficient setting before the cold months. A visit like this is where a weak part shows up before it turns into a no heat call.

Our trip (dispatch) fee is $119. Diagnosis is billed separately at $72 standard or $130 in depth, and a qualifying emergency visit after hours adds a $330 after-hours fee. The repair is quoted in writing before we start. For context, Angi lists Seattle-area heat pump repairs at $220 to $2,220 (May 2026); that is not our price.
In heat mode it may be in a defrost cycle, which lasts a few minutes. If it keeps blowing cold, common causes are a failed reversing valve, low refrigerant, a bad capacitor or a thermostat setting. Check that the thermostat is on HEAT, then call us for a diagnostic.
A light frost that clears during defrost is normal on cold, wet plateau mornings. A unit that stays encased in ice, or a fan that will not restart, needs a technician.
Yes. We repair ductless heat pumps of all major brands and are a Mitsubishi Electric Diamond Dealer.
Same-day service when possible. Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as a heat pump that has stopped heating in cold weather.
ENERGY STAR suggests considering replacement when a heat pump is more than 10 years old or needs frequent repairs. We give you the repair price first and tell you if replacement makes more sense. Replacement estimates are free, and our instant quote gives a price range in about 30 seconds.
Yes. Federal rules still let technicians service an existing R-22 system with recycled or stockpiled refrigerant, and nobody is required to replace a working system. Because R-22 is no longer made, refrigerant repairs on these units cost more.
Repairs do not qualify for PSE rebates. Replacing an out-of-warranty, centrally ducted, all-electric heat pump with a qualifying model can earn $1,500 from PSE, and income-qualified homes can add up to $2,400. Ductless and dual fuel systems are excluded. For Energy Smart Eastside, ask us before you buy.
Part-only repairs need no permit. Replacing a heat pump needs a City of Sammamish permit, and a new outdoor unit cannot go within the side or rear setback without a recorded agreement from the neighbor. We pull the required permits for every installation.
Yes. Our Redmond team serves all of Sammamish, including Klahanie, which uses the Issaquah ZIP code 98029 but is inside Sammamish, along with Pine Lake, Inglewood and Aldarra.
Plan on one service visit a year, ideally before the cold sets in. Our heat pump tune-up costs $230 per piece of equipment, or $180 for Home Comfort Club members.
