Home Comfort Alliance repairs gas, electric and oil furnaces across Sammamish, WA, and gives you an upfront price before any work begins. A repair visit has a $119 dispatch fee and a $72 standard diagnostic on separate lines; the repair price comes in writing and nothing is done until you approve it.
Our Redmond team handles Sammamish, from the plateau neighborhoods to Klahanie. Call (425) 645-0404; our phones are answered and bookings are accepted 24/7.
Gas smell? Leave the house, skip the light switches, and call PSE at 1-888-225-5773 or 911 once you are outside (PSE gas leak steps).
For the long version, see furnace won't turn on.
| Part | Symptoms | Notes |
|---|---|---|
| Ignitor | Clicks, no flame | Ignitor replacement is $353 to $821. |
| Flame sensor | Burners light, then shut off | Cleaned on most calls; replaced if worn. |
| Pressure switch and inducer | Draft fan runs, burners never light | Check the vent and drain path first. |
| Blower motor and capacitor | Weak airflow, overheating, upstairs rooms cold | Measured before anything is replaced. |
| Limit switch | Shuts off on overheating | The cause is usually airflow. |
| Condensate drain | Water at the furnace, lockouts | Common on high-efficiency furnaces. |
| Thermostat | Blank screen, no call for heat | Replacement runs $299 to $1,840. |
Many Sammamish homes are two stories, with the furnace in the garage, basement or crawlspace and the bedrooms at the far end of the longest duct runs. When airflow drops, those rooms lose out first.
We start with the furnace: filter, blower speed and capacitor, static pressure and temperature rise, so we know the equipment is moving the air it should. Then we look at what we can reach of the ducts, the registers and the return. If a problem is buried inside a wall or the far corner of a crawlspace, we tell you what we found and what it would take to get to it, before anything else is done.
Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as no heat in cold weather or a burning or electrical smell. Standard visits run Monday to Friday, 8 AM to 5 PM.
Our prices are published. The dispatch fee and diagnostic are separate lines, and the repair price is in writing before work starts.

One failed part on a furnace under about 15 years old is usually worth repairing. A furnace with repeated repairs, a safety issue or a big-ticket failure late in its life is worth comparing against a replacement. Replacement estimates are free, the instant HVAC quote gives a range in about 30 seconds, and every installation is sized with an ACCA Manual J load calculation. Most furnace installations take between 4 and 10 hours, and what you get with a replacement is a 3-year Comfort Shield labor warranty on new installations, kept active with yearly maintenance. First-year maintenance is included.
Sammamish is an Energy Smart Eastside city. Replacing a furnace with a qualifying Mitsubishi, Bryant/Carrier or Day & Night heat pump inside city limits earns a $1,000 instant rebate at the point of sale through a network contractor, with a $5,000 bonus for fully electric systems in households below 150% of King County median income (Energy Smart Eastside, read October 2026). PSE adds options such as $1,500 for a hybrid system. If an outdoor heat pump unit is part of the plan, Sammamish generally wants it at least 10 feet from a side or rear property line; anything closer needs a mechanical agreement signed by the neighbor and recorded with King County (Sammamish mechanical equipment rules), so placement is part of our estimate. See furnace replacement and heat pumps in Sammamish.
Some Sammamish homes on PSE gas pair the furnace with a heat pump. If yours does, we repair both and check the outdoor temperature at which the furnace takes over. For the heat pump side, see heat pump repair and dual fuel heat pumps.
Puget Sound Energy supplies natural gas and electricity in Sammamish. Part-only repairs need no permit. Replacing a furnace needs a City of Sammamish mechanical permit, which also covers Klahanie, and the city issues electrical permits too. Applications go through MyBuildingPermit; the Sammamish Permit Center is at (425) 295-0531. Homes in unincorporated pockets near the city go through King County Permitting (206-296-6600). We pull the required permits for every installation.
Klahanie is the one that confuses people: it joined Sammamish in 2016 but kept the Issaquah ZIP code 98029, so permits and Energy Smart Eastside eligibility follow Sammamish, not Issaquah.

In early October a homeowner in 98074 called because an upstairs bedroom and bathroom were getting almost no heat while the rest of the house was fine. The home has floor registers, a hard duct to the bedroom and a flex duct to the bathroom, both running through the crawlspace.
Our technician followed the branch lines as far as the crawlspace allowed. The runs he could reach were not crushed, kinked or disconnected, and there were no manual dampers to adjust; the far corner was out of reach, so he recommended having the rest of those runs traced. The homeowner also had the furnace serviced on the same visit: flame sensor, burners, inducer ports and drain lines cleaned, gas and static pressure checked, and some loose low-voltage wires secured.

Repair visits carry a $119 dispatch (trip) fee. Diagnosis is $72 for a standard diagnostic or $130 for a deeper diagnostic, and after-hours visits for qualifying emergencies carry a $330 after-hours fee. You get an upfront price for the repair before any work begins. For context, Angi lists Seattle-area furnace repairs at $139 to $544 (Aug 2026); that is not our price.
Common causes are a dirty flame sensor, a failed ignitor, a clogged filter that trips the high-limit switch, a blocked condensate drain on a high-efficiency furnace, or a thermostat set to ON instead of AUTO. Check the thermostat and filter, then call us for a diagnostic.
A dirty filter, a weak blower, closed or blocked registers, or duct problems can starve the upper floor of warm air. We check the furnace and airflow first and tell you what we find before any work begins.
Leave the home right away, do not touch light switches, and call PSE at 1-888-225-5773 or 911 from outside. Once the gas utility says it is safe, call us to repair the furnace.
Same-day service when possible. Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as no heat in cold weather or a burning or electrical smell.
Yes. Our Redmond team repairs furnaces across Sammamish, in ZIP codes 98074 and 98075, and in Klahanie, which became part of Sammamish in 2016 but still uses the Issaquah ZIP code 98029. Redmond is a service location, so we come to you.
Part-only repairs need no permit. Replacing a furnace in Sammamish, including Klahanie, needs a permit from the City of Sammamish, which also issues electrical permits. Homes in unincorporated King County go through King County Permitting. We pull the required permits for every installation.
It depends on the furnace's age, the repair cost and safety. We give you an upfront repair price, and if replacement makes more sense we say so. Replacement estimates are free, and our instant quote gives a price range in about 30 seconds. Most furnace installations take between 4 and 10 hours.
No. PSE does not offer furnace, repair or maintenance rebates. If you replace the furnace with a qualifying heat pump inside Sammamish city limits, Energy Smart Eastside offers a $1,000 instant rebate through network contractors, applied at the point of sale, and PSE offers heat pump rebates such as $1,500 for a hybrid system. We are an approved Energy Smart Eastside contractor and a PSE Trade Ally.
We service all major brands of gas, electric and oil furnaces. We are a Lennox Premier Dealer, Carrier Factory Authorized Dealer and Mitsubishi Electric Diamond Dealer, and our technicians are NATE-certified.
