Old, unsafe or simply not worth another repair: whatever the reason, we swap the furnace for a new gas unit, an electric one or a heat pump sized to the house. Our Sumner branch covers Des Moines at (425) 645-0404, or use the form. A comfort advisor visits, measures and leaves you written options, incentives and financing, at no charge.
Most Des Moines houses have PSE gas available and all have PSE electricity (City of Des Moines, Community Services Directory), so you can choose between gas, electric and heat pump options.

If the furnace is younger and one part failed, our Des Moines heating repair team can usually fix it.
| Option | Why choose it |
|---|---|
| High-efficiency gas furnace | The simplest swap if you already heat with gas; plenty of heat in a cold snap |
| Gas furnace plus heat pump (dual fuel) | Heat pump carries fall, spring and mild winter days, gas takes the coldest hours, and you gain cooling plus a PSE rebate |
| Ducted heat pump with electric backup | Drops gas heating altogether and adds summer cooling |
| Electric furnace | Cheapest to install without gas service, costliest to run |
We price at least two options side by side. For houses near the airport, where windows stay shut in summer, the cooling that comes with a heat pump is often the deciding factor. PSE pays $1,500 toward a heat pump added to a gas furnace, with up to $2,400 more for income-qualified households (PSE hybrid heat pump rebate). See heat pumps in Des Moines.
Going to a high-efficiency gas furnace moves its exhaust to plastic pipe through a wall or roof, and it starts producing condensate that needs a drain. The old metal flue stays behind, and if a gas water heater still uses it, that flue may now be too big for one appliance to draft properly. We check for this and reline or resize the vent when it is needed.
Houses built on the slopes above the Sound often have ducts in damp crawlspaces, where joints separate and insulation drops away. Before sizing a new furnace we look at the ducts, because a leaky duct system makes any furnace seem too small. Sealing and reconnecting ducts, and adding a proper return, can be part of the same project.
Ramblers and split-levels from the 1950s through the 1970s sometimes have old furnaces and ducts wrapped in materials that may contain asbestos. If we see suspect material, we stop and recommend testing before anything is disturbed. We also check the gas line, the electrical supply to the furnace and the clearances around it.
Landlords: we work the estimate and the installation around your tenant’s availability, send the written numbers to you, and give the tenant a start time and a warning that the heat will be off during the swap.
Some townhomes and condos in Des Moines heat with a small electric furnace or air handler tucked in a closet. When one wears out, a like-for-like swap is the cheapest install, but a heat pump air handler in the same closet, with an outdoor unit where the HOA allows, cuts heating costs and adds cooling. PSE’s rebate for replacing electric resistance heat can apply to that switch.
A new furnace is a good time to fix the filter setup. Many older systems have a thin filter slot at the return grille that is easy to forget. A media filter cabinet at the furnace holds a deeper filter that lasts months, catches finer dust and smoke, and keeps airflow steady.
Match the thermostat to the furnace. Staged and variable-speed models need a control that can use those stages, and a dual fuel setup needs one that decides when the heat pump hands off to gas. We program it and show you how the schedule works.
Des Moines issues mechanical permits through MyPermits Online (City of Des Moines, permit applications and information). A furnace replacement needs one, and new gas piping or electrical work may need more. We pull the permits and schedule the city inspection.
Plan on one day for most swaps. Floors get covered, gas and power are shut off, the old unit comes out and the new one goes in with its gas, vent, wiring, duct and thermostat connections. Startup includes combustion and safety tests plus airflow and temperature-rise checks, and before leaving the crew shows you the filter and settings.
A winter breakdown does not have to force a rushed decision. Space heaters on separate circuits can carry you a night or two, away from bedding and curtains. If a safe repair can keep the old unit going for a few weeks while you compare options, we say so; if it is not safe, we shut it down and show you why.

Not necessarily. Many older furnaces were oversized. Our comfort advisor measures the home and sizes the new one to what the house actually needs.
