When a furnace is worn out, unsafe or no longer worth repairing, our Redmond branch will measure your Kenmore home and give you written replacement options with prices, PSE rebates where they apply, and financing. The estimate is free; call (425) 645-0404 or send the form.
Puget Sound Energy supplies both gas and electricity in Kenmore (City of Kenmore, utility providers), so replacing a furnace here usually means choosing between a new gas furnace, a gas furnace paired with a heat pump, or, for electric furnaces, a heat pump. Kenmore’s damp, cool winters keep the heating system busy, so the choice matters for years of bills.
Seattle-area figures from Angi, Seattle new furnace costs, updated July 2026, not our prices.
| Item | Seattle-area estimate |
|---|---|
| Average installed furnace | About $4,683 |
| Common range | $2,762 to $6,683 |
| Natural gas furnace | $3,800 to $10,000 |
| Electric furnace | $2,000 to $7,000 |
| Labor portion | About 20 to 30 percent |
Location (attic, crawlspace, garage or closet), a switch to PVC venting for a high-efficiency model, duct repairs, and gas line changes are the main things that move a Kenmore quote.

New gas furnace. A 95 percent or higher efficiency furnace uses noticeably less gas than an older 80 percent model. Two-stage or modulating burners with a variable-speed blower give quieter, steadier heat.
Dual fuel. A new furnace with a heat pump that heats through most of the mild winter and cools in summer. PSE pays $1,500 for adding a heat pump to a gas furnace, plus up to $2,400 through Efficiency Boost (PSE hybrid heat pump rebate).
Electric furnace to heat pump. Replacing an electric furnace with a ducted heat pump keeps the ducts and cuts heating costs; PSE pays $1,500, plus up to $2,400 through Efficiency Boost (PSE electric resistance to heat pump rebate). See our Kenmore heat pump page.
No single sign settles it, but several together usually do. Age is the first: past 15 to 20 years, parts get harder to find and efficiency lags far behind new equipment. Frequency is the second: a furnace that needed a technician last winter and the winter before is likely to need one again. Safety is the third: a cracked heat exchanger, a rusted-through cabinet or a venting defect is a reason to stop repairing. Comfort and cost come last: uneven rooms, a blower that has grown loud, and bills that climb year after year. We lay out repair and replacement on the same page, with prices, and shut the furnace down only if we find a carbon monoxide hazard.
Many original furnaces were sized with a large margin, and later window, insulation or air-sealing upgrades reduce the heat the house needs. We run a room-by-room load calculation before recommending a size. A furnace matched to the load runs longer, gentler cycles, heats more evenly and often costs less than a bigger replacement. It also lasts longer, because frequent short starts are hard on ignitors, inducer motors and heat exchangers.
On Kenmore’s hillside split-levels, the new furnace is the moment to fix long-standing comfort problems. We measure static pressure, check that the return is large enough, look for leaks and disconnected runs, and can add a return, balancing dampers or zoning for the floor that is always too cold or too warm. Duct work is priced as a separate line, so you can choose what to include now and what to leave for later. Sealing duct joints at the furnace and in the crawlspace is usually the most cost-effective item on the list, because leaky ducts waste heat no matter how efficient the new furnace is.
Condensing furnaces exhaust cool, moist gases through plastic pipe rather than a metal chimney, and they produce water that must drain reliably year-round; a small condensate pump handles it where there is no floor drain nearby. Vent terminals go on a side wall or through the roof, placed away from windows, decks and spots where leaves pile up. One detail is often missed: when an old 80 percent furnace is removed from a shared metal flue, the gas water heater left behind may no longer draft properly in the oversized flue. We check it and install a liner when the water heater needs one.
Kenmore’s winters are long and damp rather than bitterly cold. That favors equipment that runs gently for long periods rather than roaring on and off. A two-stage or modulating furnace spends most of the season at low fire, keeping temperatures steady and air moving through the filter, while a variable-speed blower avoids the drafty blasts of older single-speed units. In homes near the lake and river, longer, gentler cycles also help keep indoor humidity in check, since the system is moving and filtering air more of the time.
A furnace that fails on a cold night leaves little time to compare options or line up rebates. If a fall tune-up shows your furnace is near the end of its life, pricing the replacement ahead of time lets you choose the equipment, look at dual fuel or a heat pump with the PSE rebate in mind, and schedule the work for a mild week. Financing is available with your written estimate, so timing does not have to wait on cash.
The furnace cabinet and return are open during a replacement, which is the easiest time to add a 4 or 5 inch media filter cabinet. It traps more fine dust, pollen and smoke than a thin filter, restricts airflow less, and usually needs changing only once or twice a year. For households with allergies, or during smoky summer weeks, it is one of the upgrades people notice most.
Kenmore requires a city permit before gas or mechanical equipment is installed or replaced (City of Kenmore, Do I Need a Permit?); wiring changes need an L&I electrical permit (L&I, cities that do their own electrical permits). We take care of both. On install day, the crew covers floors and the path to the furnace, shuts off gas and power, and removes the old unit. The new furnace is set, connected and started, then tested: gas pressure, temperature rise, combustion and a carbon monoxide check. You get a walkthrough of the thermostat, filter and shutoffs, and the paperwork. A straight replacement is usually one day; adding a heat pump usually makes it two. The city inspection follows.
We support the manufacturer’s warranty on covered equipment parts, and we stand behind our furnace installations with a 1-year labor warranty from installation.
Join our Home Comfort Club, a monthly membership starting at $15 a month, and a new system we install gets extended labor coverage for as long as your membership stays active, up to 5 years from installation. Ask your technician or comfort advisor for the current plan details.
Seattle-area data puts the average installed furnace at about $4,683, with most jobs between $2,762 and $6,683 (Angi, July 2026). Your written quote follows a visit.
Not for a gas furnace alone. Adding a heat pump for dual fuel, or replacing an electric furnace with a heat pump, qualifies for PSE rebates of $1,500 plus up to $2,400.
Usually yes: it keeps the ducts, lowers heating costs, adds cooling and qualifies for a PSE rebate.
Yes. The City of Kenmore issues it, plus L&I for wiring changes. We handle both.
Usually one day; dual-fuel or heat pump conversions usually take two.
Yes. Financing options come with your written estimate.
For most PSE gas homes, a 95 percent or higher condensing furnace, provided PVC venting and a condensate drain can be run. We price an 80 percent option too so you can compare running costs.
We support the manufacturer’s warranty on covered equipment parts, and our labor warranty covers installations for 1 year from installation. Home Comfort Club members (monthly membership starting at $15 a month) with a new system installed by Home Comfort Alliance get extended labor coverage for as long as their membership stays active, up to 5 years from installation.
