District side or house side?
When water pressure changes suddenly or water appears in the yard, the first question is whose pipe it is. Northshore Utility District asks customers to report leaking water lines, sewer service line issues and high or low pressure to the district (City of Kenmore, utility providers). A quick way to narrow it down:
- Turn off every fixture and appliance that uses water.
- Look at the meter. If it still moves, water is leaving the system somewhere past the meter, on your side.
- Close your main house shutoff. If the meter stops, the leak is inside the house; if it keeps moving, it is in the service line between the meter and the house.

Water heaters

Water pressure problems
Pressure that is too high is as much of a problem as pressure that is too low. High pressure makes pipes bang when a faucet shuts, wears out toilet fill valves and appliance hoses early, and can make a water heater’s relief valve drip. Low pressure shows up as weak showers and slow-filling tubs. On the house side, the usual causes are a failing pressure-reducing valve, a partly closed main shutoff, or corroded older pipe. A leak can affect a neighbor below or beside you, so knowing where your unit’s shutoff is matters more than in a detached house. Many associations also have rules about who can work on shared lines and when; bring those to the visit and we will work within them.
Signs your water heater is near the end
- Rust-colored hot water, or rust around the fittings.
- Rumbling or popping as the tank heats, a sign of sediment build-up.
- Moisture or a slow drip at the base of the tank.

- A tank that is more than about ten years old.

Leaks, drains and fixtures

Remodels and repiping

Moving fixtures changes drain slope and venting, and it is far cheaper to settle those details before cabinets are ordered.
