Home Comfort Alliance’s licensed plumbers fix leaks, clear drains, replace water heaters and update fixtures in Olympia homes. Jobs are dispatched from our Sumner branch, and every repair starts the same way: we find the cause, then give you a written price before any work begins.
Olympia sits at the southern tip of Puget Sound, where winters are wet and mostly mild but can turn sharply cold. Cold snaps like that are when exposed pipes in crawlspaces and on exterior walls split. The city has also been shaken by strong earthquakes, most recently the 2001 Nisqually quake, which is why water heater straps and flexible gas connectors matter here.

Shut off the main water valve and call us if water is spreading and you can’t stop it at a fixture valve, a pipe has burst, sewage is backing up into a tub or floor drain, or you smell gas near a water heater. For a gas smell, leave the house first and call 911 and PSE from outside. Knowing where your main shutoff is before you need it saves the most damage; our plumbers will show you on any visit.
Most tank water heaters last around 10 to 15 years. When yours is near the end, we price three paths side by side: a like-for-like gas or electric tank, a tankless gas unit for continuous hot water, or a heat pump water heater, which uses far less electricity than a standard electric tank.
With as much rain as Olympia gets, crawlspaces and basements on low or poorly drained lots can collect water through the winter. A sump pump moves that water out before it soaks insulation, rusts ductwork or rots floor framing. We install new pumps, replace failed ones, add check valves so water doesn’t flow back into the pit, and can add a high-water alarm so you hear about a problem before the crawlspace floods. Pumps that run constantly or cycle every few minutes usually point to a failed float switch or a missing check valve, both simple repairs. More on our sump pump page.
We replace faucets, toilets, shower valves, garbage disposals and hose bibs, and we repipe homes when old galvanized or failing lines make spot repairs a losing game. For a remodel, we rough in new supply and drain lines and set fixtures once the finishes are done. Anything that changes the plumbing layout is permitted through the City of Olympia inside city limits, or Thurston County outside them.
Outdoor faucets are the first thing to fail in a freeze. A standard hose bib holds water right at the wall, so a hose left connected on a cold night can split the pipe inside the house, and the leak often isn’t noticed until the next time the faucet is turned on in spring. We replace old bibs with frost-free models that shut off inside the heated wall, add insulation to exposed crawlspace lines, and fit shutoff valves so outdoor lines can be drained for winter. See our hose bib replacement page for more detail.
If a pipe has already frozen, don’t use an open flame on it. Open the faucet it feeds, warm the pipe gently with a hair dryer or space heater kept clear of anything flammable, and call us if you see bulging, frost that won’t melt, or water where it shouldn’t be.

Yes. The City of Olympia requires permits for water heater and gas appliance work. We pull the permit and meet the inspector.
Insulate pipes in crawlspaces and garages, disconnect hoses and cover hose bibs before the first freeze, keep the heat on when you travel, and let a faucet drip on the coldest nights. Olympia’s record low is minus 8°F, so hard freezes do happen.
Yes. PSE offers $1,000, or $1,100 with Efficiency Boost, for a qualifying heat pump water heater installed on or after January 1, 2026. Home Comfort Alliance is a PSE Trade Ally approved contractor for water heaters.
Yes. Our Sumner branch covers Olympia, Lacey, Tumwater and nearby Thurston County addresses.
If the house still has galvanized supply lines and you are seeing low pressure, rusty water or repeated leaks, repiping with PEX or copper usually costs less over time than chasing individual leaks. We inspect the lines and give you a written repipe price alongside repair options so you can choose.

Home Comfort Club members (monthly membership starting at $15 a month) with a new system installed by Home Comfort Alliance get extended labor coverage for as long as their membership stays active, up to 5 years from installation.
