Signs your heating needs attention
- The system runs but the house never reaches the thermostat setting.
- It turns on and off every few minutes (short-cycling).
- Some rooms stay cold while others are fine.

Heat pump and ductless repairs
Heat pumps run year-round, so they see more hours than a furnace. The repairs we make most often are failed capacitors and contactors that stop the outdoor unit from starting, defrost controls or sensors that let ice build up on the coil, refrigerant leaks at flare fittings or coils, and thermostats set up so that backup electric heat runs far more than it should. On ductless systems, a flashing error code on the indoor head usually points to a sensor, a communication fault between the indoor and outdoor units, or a clogged condensate line. We test before we replace anything, and we explain whether a leak is worth repairing on an older system or whether the money is better put toward a new one.
Cold rooms and uneven heat
If one bedroom is always colder, the equipment may be fine and the problem is air delivery. Common causes are a crushed or disconnected duct in the crawlspace or attic, closed or blocked registers, too few return air paths, or a blower set to the wrong speed. We measure airflow and static pressure to find the cause. Sealing and reconnecting ducts, adding a return, or rebalancing dampers often fixes the room for far less than new equipment. For a room that was never on the duct system, such as a bonus room or addition, a single ductless head is usually the cleanest fix.

Gas furnace, heat pump or both
Because Olympia homes can have PSE gas and PSE electric service, all three common setups are on the table:

Heating maintenance
A yearly tune-up before the heating season catches worn parts while they are cheap to replace. On a gas furnace we clean and test the burners and flame sensor, check the heat exchanger and venting, measure gas pressure and temperature rise, test safety switches and replace the filter. On a heat pump we check refrigerant pressures, clean the outdoor coil, test the defrost cycle and backup heat, and tighten electrical connections. What happens on a heating service call
- Booking. Call or use the form at the top of the page; a Sumner-based coordinator confirms a window and the diagnostic fee.
- Diagnosis. The technician checks the thermostat, power, gas supply, filter, igniter or defrost controls, blower and safety switches, and tells you what failed.
- Written price. You get the repair price, and on older systems a replacement price alongside it, before any work starts.
- Repair and test. We fix it, run the system through a full cycle and check combustion or refrigerant readings.
- Follow-up. If parts need ordering, we schedule the return visit before we leave.
Permits and safety
The City of Olympia requires permits for furnace and gas appliance work (City of Olympia, What Do I Need?), and electrical work in Olympia is permitted and inspected by the city itself (L&I, cities that do their own electrical permits).
