What Olympia homes need
Olympia’s weather is mild most of the year and wet through the winter. That pattern shapes the work we see.
- Long, damp heating seasons. Heating runs from fall into spring, so an inefficient furnace or baseboard system shows up on every bill. Heat pumps fit this climate well because most winter days sit above freezing.
- Short but serious heat. Olympia set its all-time heat record during the late-June 2021 heat dome. A heat pump is the usual way to add cooling here, because the same system also handles winter heat.
- Earthquake readiness. Olympia still remembers the 2001 Nisqually earthquake. Water heater strapping, flexible gas connectors and panel condition are worth checking during any service visit.
- Older neighborhoods. Homes near downtown and on the east and west sides of Budd Inlet often carry original wiring, galvanized pipe or aging ductwork that needs attention before new equipment goes in.

Home Comfort Alliance is a PSE Trade Ally approved contractor for HVAC systems and for water heaters, which PSE requires for its heating rebates, and we file the forms with you.
Thurston County also runs Energize Thurston, which offers heat pump discounts for Olympia, Lacey and Tumwater homes and, from October 2026, income-qualified grants covering most of an install (Energize Thurston, Thurston Climate Collaborative; Thurston County, August 17, 2026). Those discounts are only available through the program’s participating installers, and Home Comfort Alliance is not one of them as of September 2026. The federal 25C tax credit ended December 31, 2025.
Permits in Olympia and nearby
The City of Olympia requires permits for furnace, water heater and gas appliance work, plumbing and electrical work (City of Olympia, What Do I Need?). Olympia is also one of the Washington cities that issues its own electrical permits and inspections instead of the state, and so is Lacey; Tumwater homes get electrical permits from Washington L&I (L&I, cities that do their own electrical permits). Homes outside city limits are permitted through Thurston County. We pull the right permit for your address and meet the inspector.
