A burning or electrical smell, sparks, or water dripping onto an outlet or wiring: switch the system off with the remote and at its breaker, then call us. A burning or electrical smell is a qualifying emergency after hours.
| Symptom | Common causes | What you can check | Call us when |
|---|---|---|---|
| Blinking light or error code | The system has recorded a fault | Note the code and look it up in the owner's manual | The code returns after a reset; most codes need a technician |
| Head leaking water | Clogged condensate drain, a failed condensate pump, a head or drain line that is not level, or a frozen coil | Turn it off and rinse the filters | Water comes back, or drips near wiring |
| Musty smell | Dust and growth on the coil and blower wheel inside the head | Rinse the filters | The smell stays after the filters are clean |
| Not heating or cooling | Dirty filters, a blocked outdoor unit, a refrigerant leak, or a sensor, board or fan motor | Mode and set point, filters, outdoor unit clear | It still won't heat or cool after those checks |
| One head down on a multi-zone | That head's sensor, fan, board, drain or wiring | Batteries and mode on that head's remote | The other heads work but that one doesn't |
| All heads down | The outdoor unit or its power supply | Reset the breaker once | It trips again or nothing lights up |
| Dead after a power outage | A surge can damage a control board | Reset the breaker once, then wait a few minutes | No lights on the unit or remote |
| Ice that stays for hours | Defrost, airflow or refrigerant problems | Clear snow and debris; never chip the ice | Solid ice stays after the defrost cycle |
If a head is mounted too high to reach safely, book a maintenance visit instead of using a ladder you are not comfortable on.
A blinking light on the indoor unit, or a code on the remote's display, means the system has detected a fault and recorded it. Codes are brand and model specific, so the same pattern can mean different things on a Mitsubishi, a Carrier or a Daikin. Note the brand, the model and the code, and send them to us when you book so the technician can prepare. We don't diagnose by phone: a code points to a fault area, and the technician confirms it with tests.
The indoor head pulls moisture out of the air, and the water drains away through a condensate line, sometimes with a small pump. Leaks usually come from a clogged drain line, a failed condensate pump, a head or drain line that is not level, or a coil that froze because of a dirty filter or low refrigerant (Carrier). If water drips near wiring, turn the system off. Not sure whether it is water or refrigerant? Read refrigerant leak or condensation.
Rinsing the filters cleans what you can see. The coil and the blower wheel inside the head collect dust and moisture that a filter rinse can't reach, which causes musty smells, weak airflow and dripping. When that happens, the head needs a deep cleaning, which the technician quotes on site. Routine yearly care is our mini-split and heat pump tune-up: $230, or $180 for Home Comfort Club members, per piece of equipment (heat pump and ductless maintenance).
On a multi-zone system, several indoor heads share one outdoor unit. If one head stops while the others work, the fault is most often in that head or its wiring, and a single head fault does not mean replacing the system. If every head stops at once, the problem is more likely in the outdoor unit or its power supply.
Carrier says a well-maintained, high-quality mini-split generally lasts 10 to 15 years.
Multiply the unit's age by the repair price. If the result is over $5,000, get a replacement price before you repair. It is a rule of thumb, not a verdict.
Repair usually wins on a younger system with one failed part. Replacement makes more sense with repeated refrigerant leaks, a compressor failure on an older unit, or parts that are no longer made. Replacement estimates are free, and our instant quote tool shows a price range in about 30 seconds. New installations come with a 3-year Comfort Shield labor warranty on new installations, kept active with yearly maintenance. First-year maintenance is included.
Replacing an existing ductless heat pump usually does not qualify for utility heat pump upgrade rebates, while converting from electric baseboard or a furnace can. We check which rebates apply to your home (rebates, heat pump replacement).

Manufacturer warranties cover listed parts for a set time and usually not the labor. Terms depend on the brand, on registration and sometimes on who installed the system: Mitsubishi Electric, for example, says residential systems registered within 90 days of installation are eligible for its best warranty terms (Mitsubishi Electric registration). If your system is young, call the company that installed it first. Either way, have the model and serial number ready when you book.
Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours dispatch fee instead of the $119). Qualifying emergencies include no heat in cold weather when the ductless system is your home's heat, no cooling in a heat wave, and a burning or electrical smell. The $330 after-hours dispatch fee applies any day of the week, including weekends and holidays, with no extra holiday surcharge; the only exception is the holidays we are closed (after-hours heat pump repair).
We repair ductless systems across the Seattle-Tacoma area from four branches: Redmond (Seattle, Bellevue, Redmond, Kirkland, Bothell, Woodinville, Sammamish, Mercer Island), Everett (Everett, Mill Creek, Lake Stevens, Snohomish, Edmonds, Mount Vernon), Bremerton (Bremerton, Kingston, Poulsbo, Bainbridge Island) and Sumner (Sumner, Puyallup, Tacoma, Kent, Auburn and nearby). City pages: Seattle, Bothell, Sammamish, Kent, Auburn, Lynnwood, Tacoma.
In October 2026 a Ballard homeowner called because none of the four heads on their mini-split system would turn on from the remotes. The technician traced the problem to a blown fuse in the outdoor disconnect, replaced the fuse and tested the system, and all four heads came back on.
It is a good example of why we check power at the outdoor unit before blaming the heads or the remotes: when every head goes dark at once, the cause is often shared by all of them.

A repair visit from Home Comfort Alliance starts with a $119 dispatch fee, and diagnostics are $72 for a standard diagnostic or $130 for a deeper one, listed separately. After the diagnosis the technician gives you a written price for the repair before any work begins, and you can use our $50 off HVAC service or repair offer. Usually, yes, when the system is under about 10 years old and the problem is one part, such as a drain, sensor, fan motor, board or remote. Replacement starts to make more sense when the unit is past 10 to 15 years, needs a compressor, or keeps losing refrigerant. We price both when you ask, so you can compare.
Carrier says a well-maintained, high-quality mini-split generally lasts 10 to 15 years. Yearly maintenance, clean filters and a correct installation help it reach the top of that range.
Multiply the unit's age by the repair price. If the result is over $5,000, it is worth getting a replacement price before you repair. It is a rule of thumb, not a verdict: a young system with one costly part can still be worth fixing.
A blinking light on the indoor unit or a code on the remote means the system has detected a fault. Codes differ by brand and model, so check your owner's manual, note the code and send it to us when you book. Most codes need a technician to confirm the cause with tests.
The most common causes are a clogged condensate drain line, a failed condensate pump, a head or drain line that is not level, or a coil that froze because of a dirty filter or low refrigerant. Turn the system off, clean the filter and call us if the water comes back.
Dust and moisture build up on the coil and blower wheel inside the head, where rinsing the filter can't reach. If the smell stays after you clean the filters, the head needs a deep cleaning, which the technician quotes on site.
Not usually. If only one head is out, the fault is most often in that head, such as a sensor, fan motor, board or its wiring to the outdoor unit. If every head stops at once, the problem is more likely in the outdoor unit or its power supply.
Reset its breaker once and give it a few minutes. If the remote and the unit still show no lights, leave it off and book a repair, because a surge can damage a control board.
