Much of Burien is mid-century ramblers and split-levels, many now on their second or third furnace, with ductwork and electrical panels sized for a smaller load than today's. Damp winters make steady heat and good ventilation matter, and homes on the Puget Sound shoreline see salt air that is hard on outdoor equipment, so we look at placement and coil protection when we set a heat pump or AC unit there.
Summer heat has changed the question many owners ask. More Burien households now want cooling, and a heat pump that heats in winter and cools in summer often replaces an aging furnace in one project. When that adds load, we check whether the panel has room before the install, so heating, cooling and electrical are planned together.
Parts of Burien sit under the Sea-Tac approach. Since 1985 the Port of Seattle's Noise Insulation Program has insulated more than 9,400 single-family homes in airport communities, and the Port notes that a continuous positive ventilation system may be installed where a home lacks fresh air, and that electrical panel upgrades may be needed (Port of Seattle).
A tightly sealed home kept closed against noise depends on its ventilation and gets warm in summer. What helps:
Home Comfort Alliance is not part of the Port's program; questions about eligibility go to the Port of Seattle.
Burien homes get electricity from Seattle City Light or Puget Sound Energy (PSE), depending on the area; the City of Burien lists both (City of Burien utilities). Your electric bill shows which one serves you, and that decides which heat pump rebates apply.
| Your electric utility | Heat pump | Heat pump water heater |
|---|---|---|
| Seattle City Light | Instant discount of $300, $400 or $600 by efficiency tier, applied through the contractor | $750 |
| PSE | $1,500 for electric resistance to heat pump; $1,500 for a hybrid heat pump on a PSE gas furnace; up to $2,400 with Efficiency Boost; $4,000 for income-qualified gas furnace to heat pump conversions | $1,000 ($1,100 with Efficiency Boost) |
We are an approved contractor for both utilities and handle the rebate paperwork on PSE rebates. Seattle's Clean Heat oil conversion program covers Seattle addresses only, and Energy Smart Eastside does not serve Burien. Income-qualified households may also qualify through Washington's HEAR program. The federal 25C tax credit ended for equipment placed in service after December 31, 2025.
The City of Burien Permit Center issues building, mechanical, plumbing and electrical permits, with applications taken through MyBuildingPermit (City of Burien permits). Burien is one of the Washington cities that issues its own electrical permits and inspections instead of L&I (L&I list), so a furnace, heat pump, water heater or panel job in Burien is inspected by the City. We pull the required permits for every installation.

In September 2026 our installers put a new Lennox heat pump system into a Burien home: a 2-ton EL18KSLV heat pump outside, a matching Lennox air handler with a 10 kW electric heat kit, a new thermostat and a whole-home media air filter. Our electricians handled the electrical work for the new equipment on a separate visit, and the crew tested airflow, thermostat communication and heating and cooling before handing the system over. This home is on Seattle City Light, so the system qualified for City Light's instant heat pump discount, taken off the price through us as the contractor.

We serve homes across Burien from our Redmond branch, including Seahurst, Gregory Heights, Three Tree Point, Lake Burien, Shorewood, Boulevard Park and the Ambaum Corridor, along with nearby Seattle, Des Moines, Renton, SeaTac, Tukwila and Normandy Park.

It depends on where you live: the City of Burien lists both as electric providers. Your electric bill shows which utility serves you, and the heat pump rebates you can get follow that utility.
As of October 2026, Seattle City Light customers get an instant discount of $300, $400 or $600 on a qualifying heat pump, and $750 on a heat pump water heater. PSE customers can get $1,500 for converting from electric resistance heat or adding a hybrid heat pump to a gas furnace, up to $2,400 with Efficiency Boost, and $1,000 on a heat pump water heater. We handle the paperwork on PSE rebates.

Yes for heating and cooling: our HVAC technicians take after-hours calls for qualifying emergencies, with a $330 after-hours fee. For plumbing and electrical: book by phone or online. Our plumbers and electricians work Monday to Friday, 8 AM to 5 PM, with same-day service when possible.
No. Our plumbers handle indoor drains, with drain cleaning at $148 and hydro jetting at $399 to $574, plus water heaters, leaks and fixtures. Sewer line repair and replacement is outside our scope.
Sealed homes rely on mechanical ventilation. An ERV or HRV brings in filtered fresh air without opening windows, and a heat pump or ductless system cools quietly so you can keep the house closed in summer. We check the panel first if new equipment adds load.
Yes for heating and cooling and electrical work. Our plumbing service is residential only.
