A lot of Lake Stevens homes were built during the city's two big growth decades, so many of the gas furnaces we open here are original equipment now reaching the age where parts start to fail. We repair every major brand, and you get the price for the repair before we start.

Common no-heat causes we fix: failed pressure switches and inducer motors, worn ignitors and dirty flame sensors, cracked or clogged condensate lines on high-efficiency furnaces, blower motor and capacitor failures, and control boards. Our trucks are stocked for the usual parts, and every gas repair ends with a carbon monoxide check before we leave (why the CO check matters).
Smell gas? Leave the house right away and don't flip light switches. From outside, call Puget Sound Energy at 1-888-225-5773 or 911. Call us once PSE says it is safe (PSE natural gas safety; what to do if you smell gas).
Our phones are answered and bookings are accepted 24/7. Our Everett heating technicians work business hours and are available after hours for qualifying emergencies, such as a furnace that quits on a cold night in Lake Stevens, with a $330 after-hours dispatch fee instead of the $119. We are closed on holidays (after-hours furnace repair).
A furnace tune-up costs $230, or $180 for Home Comfort Club members; oil furnaces are $336, or $288 for members. We clean and test the burners, ignitor, flame sensor, blower, wiring, safety controls and filter, and you get a written list of anything that needs attention. A tune-up does not include a carbon monoxide test or a heat exchanger inspection (furnace maintenance, Home Comfort Club).
Repair is usually the better buy for a younger furnace with one failed part. With an original furnace from the 1990s or early 2000s, or one that keeps needing parts, it is worth seeing both numbers. Our technician prices the repair and a replacement side by side, and you choose (furnace repair, furnace replacement).
Your price depends on your home's heating and cooling needs, the add-ons you need, how many rooms the system serves and where it's installed. Get a price range in about 30 seconds with our free instant quote tool, then a technician confirms the exact price on a free site visit. Every installation starts with a room-by-room ACCA Manual J load calculation, we pull the permits, and most furnace installations take between 4 and 10 hours. We are a Carrier Factory Authorized Dealer and a Lennox Premier Dealer and service all major brands.
New installations come with a 3-year Comfort Shield labor warranty, kept active with yearly maintenance. First-year maintenance is included. Home Comfort Club members with a new system installed by Home Comfort Alliance get extended labor coverage for up to 5 years from installation.
Financing through Salal Credit Union or Synchrony starts at $179/month* (financing).

Lake Stevens homes get electricity from Snohomish County PUD and natural gas from Puget Sound Energy. Neither utility listed a rebate for a new gas furnace when we checked in November 2026. Snohomish PUD rebates ducted heat pumps in homes heated mainly with electricity, so the numbers often favor a heat pump in an all-electric house and a new furnace (or a furnace plus heat pump) in a gas home. Our Lake Stevens heat pump page has the PUD rules and amounts.
Inside city limits the Lake Stevens Permit Center at City Hall, 1812 Main St, issues mechanical permits for furnace replacements (City of Lake Stevens permits). Washington L&I issues electrical permits. Homes in unincorporated areas with a Lake Stevens address, such as Machias, get permits from Snohomish County. We pull the required permits for every installation.
In late October 2026 a Lake Stevens homeowner called with no heat from a gas furnace. Our technician traced it to a failed pressure switch, replaced it on the spot to get the heat back on, and priced the next likely failure, the inducer motor, next to the cost of a new furnace so the homeowner could compare. They chose replacement. On November 3 our install crew changed out the old furnace for a new Carrier 80% gas furnace and a new Honeywell Wi-Fi thermostat in about four hours.

We repair, replace and maintain furnaces throughout Lake Stevens (98258) and the unincorporated areas around the lake, from our Everett branch. Nearby: Everett, Snohomish and furnace repair in Mill Creek.
