A furnace tune-up from Home Comfort Alliance costs $230, or $180 for Home Comfort Club members (prices as of September 2026). An oil furnace tune-up is $336, or $288 for Club members. Our NATE-certified technicians work through a 14-point checklist, from gas pressures and burner assemblies to safety controls, and we keep the service record for warranty validation.
ENERGY STAR recommends a heating check-up every fall. We tune up gas, electric and oil furnaces of all major brands from our Sumner, Everett and Bremerton offices and our Redmond team. Need something other than maintenance? See all of our heating services.
| Service | Price | Home Comfort Club price |
|---|---|---|

| Standard water heater flush, same visit | $150 | n/a |

Prices as of September 2026. That is the price for one furnace; each piece of equipment is priced on its own. Club prices are fixed member prices.
Current offer: 10% off maintenance for first-time customers, from our special offers. It applies to non-member pricing, can't be combined with other offers or Club pricing, and doesn't apply to trip charges or diagnostic fees.

For comparison, Angi's national cost guide puts a furnace tune-up at $130 to $200 (July 2026), and This Old House lists $70 to $200 for furnace maintenance (June 2026). These are national estimates, not Home Comfort Alliance prices. Our furnace tune-up cost guide goes further into what changes the price.
Every furnace tune-up covers these 14 points.
| # | What we check | Why it matters |
|---|---|---|
| 1 | Thermostat operation | The furnace starts, stops and holds temperature when it should. |
| 2 | Flue and piping | Combustion gases leave the house the way they're meant to. |
| 3 | Indoor equipment | A look over the furnace and what's around it before the season starts. |
| 4 | Motors and controls | Worn motors and failing controls are common causes of no-heat calls. |
| 5 | Wiring | Loose or damaged connections can stop the furnace or cause faults. |
| 6 | Safety controls | These shut the furnace down if something goes wrong. |
| 7 | Blower belt | On belt-drive blowers, a worn belt cuts airflow and can snap mid-winter. |
| 8 | Supply and return temperatures | Shows the furnace is actually delivering heat to the house. |
| 9 | Cabinet | Panels, seals and the inside of the cabinet. |
| 10 | Condensate pump, where your furnace has one | A failed pump can shut down a high-efficiency furnace or leak water. |
| 11 | Gas pressures | Correct pressure helps the burners fire properly and efficiently. |
| 12 | Burner assemblies | Clean, steady burners heat evenly. |
| 13 | Final operation check | We run the furnace through a full cycle before we leave. |
| 14 | Service record | We keep the record of every tune-up for warranty validation. |
Parts and repairs are not part of the tune-up. If we find something, you get an upfront price first.
| Furnace type | Where we focus | Price |
|---|---|---|
| Gas | Gas pressures, burner assemblies, flue and piping, safety controls | $230 ($180 Club) |
| Electric | Motors and controls, wiring, safety controls, blower and airflow | $230 ($180 Club) |
| Oil | Combustion settings, the nozzle and the oil filter, plus flue and safety controls | $336 ($288 Club) |

Once a year, before the heating season. ENERGY STAR recommends annual pre-season check-ups, with the heating system checked in the fall, and Cascade Natural Gas advises an annual inspection of heating and venting equipment by a qualified technician. Home Comfort Club maintenance is once every 12 months, and twice-a-year options are available.
September and October are the best months to book, before you need steady heat. A furnace needs one visit a year. A second visit makes sense when the same system also cools the house or works with a heat pump; see heat pump maintenance.
If you smell gas or your CO alarm sounds
Leave the house now. From outside, call 911 or your gas utility: Puget Sound Energy 1-888-225-5773 or Cascade Natural Gas 888-522-1130. Don't flip switches or use a phone inside.
Yes, once a year. The U.S. Consumer Product Safety Commission urges a yearly professional inspection of fuel-burning heating systems for proper operation and carbon monoxide leaks (2004), and Cascade Natural Gas gives the same advice for heating and venting equipment. Small faults found in October cost less than a no-heat call in January.
If your furnace was serviced last fall and runs well, one visit a year is enough; you don't need to pay for two. If it has been several years, book a tune-up before you rely on it this winter.
A gas furnace flame should burn blue. NW Natural lists a yellow flame instead of blue, soot around a furnace or water heater, and a furnace that runs constantly without warming the house as signs of carbon monoxide or incomplete combustion. Puget Sound Energy lists headache, dizziness, nausea and tiredness as carbon monoxide symptoms.
Not according to the manufacturer warranty pages we checked. Carrier and Lennox tie extra coverage to registering the equipment on time, not to a yearly tune-up. Our own labor warranty is different: on new installations it's kept active with yearly maintenance. Either way, keep your service records; we keep the record from every tune-up for warranty validation.
| Warranty | What it asks for (checked October 2026) |
|---|---|
| Carrier | Register within 90 days for 10-year parts, or 5-year parts plus 3-year labor. Gas and oil furnaces are eligible. Not registered: standard 5-year parts, no labor. |
| Lennox | Register within 60 days for the Extended warranty. The Basic warranty needs no registration. |
| Home Comfort Alliance | 3-year Comfort Shield labor warranty on new installations, kept active with yearly maintenance. First-year maintenance is included. We support the manufacturer's warranty on covered parts. |
| Home Comfort Club | Home Comfort Club members with a new system installed by Home Comfort Alliance get extended labor coverage for up to 5 years from installation. |
Read your own warranty for its maintenance terms.
We explain what we found and give you an upfront price before any work begins. Nothing is done until you approve it. Our trucks are fully stocked, so most repairs can be handled on the spot.

| It has been a year or more since the last service | There's no heat, or the furnace blows cold air |

| You've just moved in and don't know its history | It short-cycles or trips a breaker |
Repair visits use our furnace repair pricing: a $119 dispatch fee, and a $72 standard or $130 deeper diagnostic, listed separately. Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee); see emergency furnace repair.
A standard water heater flush is $150, and a tankless flush is $429. Ask for it when you book your furnace tune-up. More on water heaters on our water heater page.
Our winter furnace checklist has more homeowner steps.
The HVAC plan is $15 a month, and the combined plan for heating and cooling, plumbing and electrical is $30 a month. In October 2026 one of our technicians tuned up a Home Comfort Club member's gas furnace in Normandy Park. He checked voltage and amperage, inspected the blower wheel and coil, checked the igniter, flame sensor and burners, and cycled the system from the thermostat. The furnace ran normally, but the filter was loaded with dust, so we suggested checking it again in early December.
The indoor unit had no surge protection, so he recommended a surge protector and wrote up an upfront price for the homeowner to decide on later. At the same visit he flushed the water heater and cleaned its thermocouple.
A furnace tune-up from Home Comfort Alliance is $230, or $180 for Home Comfort Club members. An oil furnace tune-up is $336, or $288 for Club members. Prices are as of September 2026.
We check thermostat operation, flue and piping, indoor equipment, motors and controls, wiring, safety controls, the blower belt, supply and return temperatures, the cabinet, the condensate pump where there is one, gas pressures and burner assemblies, then run a final operation check. We keep the service record for warranty validation.

It can be. NW Natural lists a yellow flame instead of blue as a sign of carbon monoxide or incomplete combustion. If your CO alarm sounds or anyone feels sick, get outside and call 911. Otherwise, book a repair visit before you keep running it.
