If your furnace is failing, unsafe or costing more in repairs than it is worth, our Sumner branch will measure your Gig Harbor home and give you written replacement options with prices, incentives and financing. The estimate is free; call (425) 645-0404 or send the form.
Gig Harbor has grown fast, with new neighborhoods spreading out from the waterfront. Furnaces installed with the homes built in the 1990s and 2000s are now at replacement age, while older homes near the harbor may be on their second or third furnace. Depending on the address, fuel may be PSE natural gas, electricity from Peninsula Light Company or PSE (City of Gig Harbor, local utility providers), or propane.
Seattle-area figures from Angi, Seattle new furnace costs, updated July 2026, not our prices.
| Item | Seattle-area estimate |
|---|---|
| Average installed furnace | About $4,683 |
| Common range | $2,762 to $6,683 |
| Natural gas furnace | $3,800 to $10,000 |
| Electric furnace | $2,000 to $7,000 |
| Labor share | About 20 to 30 percent |
On the peninsula, price drivers include crawlspace or attic locations, new PVC venting when moving to a high-efficiency furnace, duct repairs, and, for electric furnaces, whether a heat pump would be the better replacement.

Gas furnace (PSE gas). A new 95 percent or higher efficiency furnace with a two-stage or modulating burner and variable-speed blower. It can be paired with a heat pump later.
Dual fuel. A new furnace plus a heat pump that handles mild days and summer cooling. PSE gas customers can apply for PSE’s hybrid heat pump rebate of $1,500, plus up to $2,400 through Efficiency Boost (PSE hybrid heat pump rebate).
Electric furnace to heat pump. For homes with an electric furnace, replacing it with a ducted heat pump usually cuts heating costs sharply and adds cooling. PenLight offers heat pump incentives to members through qualified contractors, including Home Comfort Alliance (PenLight heat pump incentives and contractor list). See our Gig Harbor heat pump page.
Propane furnace. A new high-efficiency propane furnace, or a heat pump with the propane furnace as backup to reduce propane use.
If we find a carbon monoxide hazard, we shut the furnace off and explain why. Otherwise, repair and replacement are priced side by side.
We size the new furnace from a room-by-room load calculation for the house as it is today, which often allows a smaller unit than the original. We check static pressure and the return, look for crushed or disconnected ducts in crawlspaces and attics, and seal leaky joints at the plenum. Duct work is listed separately on the estimate so you can choose what to include. For view homes where one side of the house runs cold in winter wind, this is also the moment to add a return, rebalance the dampers or add a zone, while the equipment and plenum are already open.
High-efficiency furnaces vent through PVC pipes to an outside wall or the roof. On homes exposed to wind off the water, terminal placement matters: we keep vents away from windows, doors, decks and spots where wind-driven rain or leaves collect, and use kits that resist wind blowing exhaust back into the intake. Condensate is routed to a drain or a pump. If an older gas water heater is left alone in a shared flue, we check the flue and line it when needed.
We can quote a standard and a higher-efficiency option side by side, with the difference in running cost explained. Registering the new furnace with the manufacturer soon after installation keeps the full parts warranty available; the paperwork we leave with you shows how.
Heating season on the peninsula is long, and a furnace that fails in December means a cold wait for parts and a rushed decision. If a fall tune-up shows your furnace is near the end, pricing the replacement in late summer or early fall gives you time to compare options, check PenLight and PSE incentives, and schedule the install for a mild week. Financing options come with your written estimate, so the timing does not have to wait on cash flow.
Where natural gas lines do not reach, some Gig Harbor peninsula homes heat with propane. Propane furnaces work like natural gas furnaces but need a propane-specific conversion kit, correct gas pressure and a properly sized supply line from the tank. When replacing one, it is worth pricing a dual-fuel setup: a heat pump carries most of the heating load on PenLight or PSE electricity, and the propane furnace runs only in the coldest weather, which cuts propane deliveries. Ask us to price both, with the running costs side by side, when we visit.
Many peninsula homes have their furnace and ducts in a vented crawlspace. Wet winters make that space damp, and ducts there can rust, sag, disconnect or pull in musty air through leaky joints. A furnace replacement is the right time to inspect them: we reconnect and support loose runs, seal joints with mastic, and note any insulation or vapor barrier problems for you to address. A tight, well-supported duct system lets the new furnace deliver the heat it is rated for.
Inside city limits, the City of Gig Harbor issues the mechanical permit (City of Gig Harbor, building permits, forms and fees); outside them, Pierce County does. Wiring changes need an L&I electrical permit (L&I, cities that do their own electrical permits). We file them.
A furnace swap is usually one day; dual-fuel or heat pump conversions usually take two. The inspection is scheduled after the install, and we meet the inspector.
We support the manufacturer’s warranty on covered equipment parts, and we stand behind our furnace installations with a 1-year labor warranty from installation.
Join our Home Comfort Club, a monthly membership starting at $15 a month, and a new system we install gets extended labor coverage for as long as your membership stays active, up to 5 years from installation. Ask your technician or comfort advisor for the current plan details.
Seattle-area data puts the average installed furnace at about $4,683, with most jobs between $2,762 and $6,683 (Angi, July 2026). Your written quote follows a visit.
Usually yes. A ducted heat pump reuses the ducts, lowers heating costs and adds cooling, and PenLight offers heat pump incentives to members.
Yes. PSE gas customers adding a heat pump can apply for PSE’s hybrid rebate of $1,500, plus up to $2,400 for income-qualified homes.
Yes: the City of Gig Harbor inside city limits, Pierce County outside them, and L&I for any wiring. We handle it.

Yes. Financing options are included with your written estimate.
For most PSE gas homes, a 95 percent or higher condensing furnace, as long as PVC venting and a condensate drain can be run. We also price an 80 percent option so you can compare.
We support the manufacturer’s warranty on covered equipment parts, and our labor warranty covers installations for 1 year from installation. Home Comfort Club members (monthly membership starting at $15 a month) with a new system installed by Home Comfort Alliance get extended labor coverage for as long as their membership stays active, up to 5 years from installation.
