The City asks that permit site plans show mechanical equipment and all required setbacks, and the island zoning code lists no setback allowance for outdoor heat pump units (BIMC 18.12), so we place units outside required setbacks and buffers. Washington's noise rule limits residential equipment to 55 dBA at a neighbor's property, 45 dBA at night (WAC 173-60-040). New installations come with a 3-year Comfort Shield labor warranty on new installations, kept active with yearly maintenance. First-year maintenance is included.
The City of Bainbridge Island issues permits island-wide and requires a mechanical permit when heat pumps or other heating systems, or LPG tanks, are added, altered or replaced (City permit information). Electrical permits come from Washington L&I. We pull the required permits for every installation.

In September a Bainbridge Island homeowner called because their thermostat was showing a "max torque exceeded" message; a neighbor had changed the temperature and the furnace had come back on but was not running right.
Our technician checked the filter, inspected the blower motor and wheel (drawing 0.98 amps), brushed out the condensate trap and tested the condensate pump. With supply voltage normal and air coming off the furnace at 105°F against 70°F return air, he reset the thermostat and left the system running.
