Gas smell in the house? Do not light anything or flip switches. Go outside and call 911 or Puget Sound Energy, Bellevue's gas utility, at 1-888-225-5773 (PSE gas leak steps). Call us after the utility clears the home.
These are the calls we get most from Bellevue homeowners:
If the heat still does not come on, book a visit and leave the panels in place.
Puget Sound Energy supplies both electricity and natural gas in Bellevue. Gas furnaces are the most common heat source we see, followed by electric furnaces and furnaces paired with heat pumps.
| Type | Typical repairs | Notes |
|---|---|---|
| Gas furnace | No-ignition faults, flame sensors, ignitors, gas valves, inducer motors | We measure gas pressure and check for carbon monoxide on gas visits. |
| Electric furnace | Heating elements, sequencers, breakers and wiring | Electric heat often means high winter bills; a heat pump can cut them. |
| Hybrid (furnace plus heat pump) | Controls, outdoor sensors, the furnace side | Outdoor unit problems: heat pump repair. |
Call (425) 645-0404. Our heating technicians respond to after-hours no-heat calls in Bellevue, with a $330 after-hours fee listed separately. Monday to Friday, 8 AM to 5 PM, regular rates apply and same-day visits are offered when the schedule allows.
Bellevue's permit rules allow an emergency repair to go ahead first, with any required permit obtained on the city's next work day, so a broken furnace never has to wait on paperwork. See what to do while you wait in our emergency furnace repair guide.

For a furnace under about 15 years old, a repair is usually the sensible choice. When it is 15 to 20 years old or older, needs repairs year after year, or has a cracked heat exchanger, price a replacement as well. The $5,000 rule helps: age times repair cost; if it is over $5,000, compare both.
If you replace, Bellevue sits inside the Energy Smart Eastside program, which gives a $1,000 instant rebate on qualifying Mitsubishi, Bryant/Carrier or Day & Night heat pumps installed by a network contractor, and a $5,000 bonus for qualifying moderate-income households that go fully electric, up to $6,000 combined. PSE adds $1,500 for a ducted heat pump paired with an existing PSE gas furnace, or up to $2,400 with its income-based Efficiency Boost. Amounts were read on 9 October 2026, and the federal 25C tax credit ended on 31 December 2025. We are an approved contractor for both programs.

On an after-hours no-heat call in late September, an east Bellevue gas furnace was calling for heat but never lit. Our technician confirmed the gas valve was getting proper voltage, then put a manometer on the valve outlet and read zero gas pressure. The manual gas shutoff ahead of the furnace had been left closed. He opened it, fired the furnace, confirmed gas pressure at 3.5 inches of water column, and took a carbon monoxide reading inside the home to make sure everything was safe before he left.

Yes. Our heating technicians handle after-hours no-heat calls in Bellevue. The after-hours fee is $330.
Common causes are a closed gas shutoff valve, a failed ignitor, a dirty flame sensor or a pressure switch that will not close. Check that the valve beside the furnace is open, then call us if it still will not light.
The burners may not be lighting, the filter may be clogged and tripping a limit switch, or the thermostat fan may be set to ON instead of AUTO. A technician confirms the cause with a full test cycle.
Yes, a cracked heat exchanger or a blocked vent can let carbon monoxide into the home. Keep CO alarms on every floor, leave the house if one sounds, and call 911. We take a CO reading on every gas furnace visit.
Installing, moving or replacing a furnace needs a City of Bellevue permit. For an emergency repair the city lets the work happen first, with any required permit obtained on the next city work day.
Repair usually wins under about 15 years. Multiply age by the repair cost; over $5,000, compare a replacement, especially with Energy Smart Eastside and PSE heat pump rebates available in Bellevue.
Energy Smart Eastside offers a $1,000 instant rebate plus a $5,000 bonus for qualifying moderate-income homes going fully electric, up to $6,000, and PSE offers $1,500 for a heat pump added to a PSE gas furnace (October 2026).
