The City of Kirkland supplies water to most homes. North of NE 124th Street, water comes from Northshore Utility District or Woodinville Water District, and a small southeast area near Bridle Trails is on City of Bellevue water. For sewer, the City serves most homes south of NE 116th Street and Northshore Utility District serves most homes to the north. PSE supplies gas and electricity.

The City of Kirkland requires a mechanical permit to replace a gas water heater and a plumbing permit for an electric one, with an inspection within 48 hours of installation, and bonding wires must be reconnected. We pull the required permits for every installation. We install tank and tankless water heaters, gas and electric, and a standard flush is $230, or $150 when added to a furnace, AC or heat pump tune-up ($429 for tankless). Get a quick price with our online water heater pricing, and ask about $300 off water heater installation.
We clear indoor drains, including main drain lines from an indoor cleanout. We don't do sewer line work. If a main drain keeps backing up from outside the house, the problem may be in the side sewer, which needs a sewer contractor. We clear the indoor line and tell you what we found. A slow drain at one fixture is usually a local clog in that trap or branch; several slow drains at once, or water backing up into a tub when the toilet flushes, point to the main line.
Kirkland mixes older lakefront and hillside homes with newer infill. In older houses, low pressure at several fixtures, discolored water or repeated pinhole leaks can mean the supply piping is near the end of its life, and whole-home repiping becomes cheaper than chasing leaks one at a time. In newer homes, most calls are fixture and water heater work: remodel fixtures, running toilets, and tank or tankless water heaters. Either way, we inspect first and give you a written price before any work begins.
Disconnect garden hoses, cover outdoor faucets and find your main shutoff before freezing weather arrives. Pay extra attention to pipes in garages, crawl spaces and on outside walls. If an outdoor faucet froze last winter, a frost-free hose bib is a simple fix (hose bib replacement).
In early October 2026 we replaced the old electric water heater in a Kirkland home (98033) with a Bradford White 65-gallon electric model. The crew removed and recycled the old tank, added a new expansion tank and flexible water connectors, reused the existing earthquake straps, and pulled the City of Kirkland plumbing permit that electric water heaters need.
