Water leaking right now? Do this first
Stop the water first, then call. The sooner the main valve is closed, the less there is to dry out.
- Close the main shut-off valve. It is usually where the water line enters the house, often in the basement, crawlspace or garage. Turn it clockwise until it stops. Find it before you need it.
- Shut off the water heater if it is the source: switch off its breaker (electric) or turn the gas control to "pilot" or "off" (gas).
- Keep water away from electricity. Do not step into standing water near outlets or appliances.
- If you smell gas, leave the house without touching switches, then call 911 and PSE at 1-888-225-5773 from outside.
- Book a plumber. Take photos of the damage for your insurer, and keep the receipts if you plan to ask Seattle Public Utilities for a leak adjustment (see below).

Repair or replace? The plumbing problems older Seattle homes have
Repair when the problem is one fitting, one fixture or one section of pipe. Consider replacing when the same system keeps failing, because each repair visit adds a trip fee and the next leak is usually close to the last one.
- Galvanized steel pipe. Common in older Seattle houses. It rusts from the inside, so pressure drops and the water can run brown. One leak can be patched; low pressure throughout the house usually means repiping.
- Lead and copper at the tap. Seattle Public Utilities reports no detectable lead in its source water, and says the lead or copper sometimes found in home tap samples comes mainly from corrosion of household plumbing. When your plumbing was installed and what it is made of both matter.
- Water heaters. A leak from the tank itself means replacement; a leak from a valve or fitting can often be repaired.
- Fixtures. Faucets, toilets and disposals are usually cheaper to replace than to rebuild once parts are hard to find.

Water heaters in Seattle homes

- A plumbing permit. Installing or changing a water heater needs a permit from Public Health, Seattle and King County. We pull it for every installation.
- Earthquake straps. The tank must have two 20-gauge metal straps, one in the upper third and one in the lower third.
- An expansion tank where the water system is closed, so heated water has somewhere to go besides the relief valve. Gas heaters also need correct venting and combustion air.

Do you need a plumbing permit in Seattle?
Yes, for most work beyond simple repairs. In Seattle, plumbing and gas piping permits are issued and inspected by Public Health, Seattle and King County, not by SDCI. A permit is required whenever a plumbing or gas piping system is installed, relocated or changed, and gas piping takes its own separate permit.
Homeowners can pull a permit for their own work, but a professional must be a registered contractor. We pull the required permits for every installation and meet the inspector, so the work is on record when you sell or insure the house.
Leaks and your Seattle Public Utilities bill
Seattle Public Utilities (SPU) gives billing adjustments for most leaks, but only if the repair is done within 60 days of the first high bill that showed the leak. Keep the invoice and photos: SPU asks for proof of the repair.
