Repair a furnace under about 15 years old when one part has failed. Price a replacement when it is older than 15 to 20 years, keeps breaking, or has a cracked heat exchanger. A quick guide is the $5,000 rule: if the furnace's age times the repair cost is more than $5,000, compare both options.
Kirkland is one of the six Energy Smart Eastside cities, so a replacement heat pump can earn a $1,000 instant rebate (Mitsubishi, Bryant/Carrier or Day & Night through a network contractor) and, for qualifying moderate-income homes going fully electric, a $5,000 bonus, up to $6,000 combined. PSE pays $1,500 toward a ducted heat pump paired with an existing PSE gas furnace, or up to $2,400 with its income-based Efficiency Boost. We checked these amounts on 9 October 2026 and are approved for both programs; the federal 25C tax credit ended on 31 December 2025.

In September a north Kirkland homeowner called because the gas furnace sounded like it was struggling and the house had no heat. The furnace was a Lennox about four years old. Our technician found a plugged pressure switch port; when that port blocks, the furnace cannot prove a safe draft and shuts the burners down. He cleared it, performed a full maintenance tune-up and left the furnace running properly, then recommended annual maintenance to catch this kind of blockage before it causes another no-heat call.

It is a safety switch that confirms the inducer fan is pulling exhaust out before the burners light. If its tube or port is blocked, or the vent is restricted, the furnace will not heat. Cleaning or replacing it is a common repair.
Straining or humming often points to a blocked pressure port, a failing inducer motor, a clogged filter or a dirty blower wheel. Turn it off and book a visit before the part fails completely.
High-efficiency gas furnaces add a condensate drain, a second heat exchanger and plastic vent pipes. Blocked drains and pressure ports are common no-heat causes, and annual maintenance prevents most of them.
Same-day visits are available when the schedule allows, and our vans carry the parts that fail most often.
Most gas furnaces last about 15 to 20 years with regular maintenance. Past that, compare repair and replacement using the $5,000 rule.
