Gas smell? Get everyone outside first, then call PSE at 1-888-225-5773 or 911 (PSE leak steps). We can repair the furnace once PSE clears the home.
Still no heat? Note any flashing light code on the control board before you call. Our furnace won't turn on guide covers each step.
Olympia's heating season is long and damp, and the city's winter design temperature is 17°F. Weak ignitors, dirty flame sensors and tired blower capacitors tend to give out on the first hard cold morning.
| What you notice | Likely cause | What we do |
|---|---|---|
| Clicks, then nothing | Ignitor or flame sensor | Test, clean or replace (ignitor replacement $353 to $821) |
| Starts, then stops | Pressure switch, inducer or vent | Check draft, hoses and the vent path, then replace the failed part |
| Blows cold, then shuts off | High-limit trip from low airflow | Check the filter, blower and returns before resetting |
| Blower will not run | Motor, capacitor or control board | Measure voltage and amp draw at the board and motor |
| Water by the furnace | Blocked condensate trap or line | Clear and reroute the drain |
| No call for heat | Thermostat or wiring | Test the low-voltage circuit; thermostat replacement $299 to $1,840 |
We service all major brands and are a Lennox Premier Dealer and Carrier Factory Authorized Dealer, with NATE-certified technicians.
A furnace that shows no sign of life usually has a power problem: a tripped breaker, a switch someone bumped, a blown low-voltage fuse on the control board, or a door switch that is not closed. One that hums or clicks but never lights usually has an ignition fault. If the draft fan runs and then everything stops, the pressure switch or venting is the next suspect. A diagnostic tells you which before you pay for any part.
Some older Olympia homes still heat with oil. Oil burners need a yearly cleaning: a new nozzle and oil filter, a clean firing assembly and a check of the flame safety, draft and flue. When that service is skipped, soot builds up and the burner's primary control starts tripping on cold mornings. An oil furnace tune-up is $336, or $288 for Home Comfort Club members.
Thinking about leaving oil behind? See heat pumps in Olympia for what a switch involves.
Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as no heat in cold weather or a burning or electrical smell. We provide after-hours emergency heating and cooling service in every city we serve.
Standard visits run Monday to Friday, 8 AM to 5 PM. While you wait, keep any space heater three feet from anything that can burn, and never use an oven or grill for heat.
Our visit fees are published and listed separately. After the diagnosis you get the repair price in writing.

One failed part on a furnace in good shape is usually worth fixing. An older furnace with repeat repairs, a cracked heat exchanger or a big repair bill deserves a replacement price before you decide. We always give you the repair price first.
PSE has no rebate for a furnace repair. If you replace your heating, PSE pays $1,500 for adding a qualifying ducted heat pump to a gas furnace, with more for income-qualified homes (PSE hybrid heat pump rebate). Energize Thurston discounts go only through its certified installers; Home Comfort Alliance is not one of them.
Replacement estimates are free, and our instant HVAC quote gives a range in about 30 seconds. We size new systems with an ACCA Manual J load calculation, and most furnace installations take between 4 and 10 hours. What you get with a replacement: a 3-year Comfort Shield labor warranty on new installations, kept active with yearly maintenance. First-year maintenance is included. See furnace replacement in Olympia.
PSE supplies electricity and natural gas in Olympia. A like-for-like part repair normally needs no permit, but the City of Olympia's permit list covers furnace and gas appliance work, so we check with the Permit Center when a repair changes the system.
Replacing a furnace in Olympia needs a City permit (Permit Center, City Hall, 601 4th Ave E, 360-753-8314, Olympia permits), and the City issues its own electrical permits. Lacey also issues its own electrical permits, Tumwater electrical permits come from Washington L&I, and unincorporated Thurston County addresses go through the county. We pull the required permits for every installation.

In September an Olympia homeowner in 98502 called because the oil furnace had stopped heating. Our technician found the burner's primary control had tripped, and a reset alone would not bring it back.
The furnace was overdue for its yearly service, so he installed a new nozzle and oil filter, cleaned the blast tube, end cone and firing assembly, and checked the cad cell, fire box liner, flue pipe and draft regulator. The burner fired and the house heated again. He also found soot buildup inside the furnace and recommended a power vacuum cleaning so the problem does not come back.

A repair visit has a $119 dispatch (trip) fee. Diagnosis is a separate line: $72 for a standard diagnostic or $130 for a deeper one. After-hours visits for qualifying emergencies carry a $330 after-hours fee. You get the repair price in writing before any work begins. For context, Angi lists Seattle-area furnace repairs at $139 to $544 (Aug 2026); that is not our price.
The usual causes are a dirty flame sensor, a failed ignitor, a clogged filter that trips the high-limit switch, a blocked condensate drain, or a thermostat fan set to ON. Check the thermostat and filter first, then book a diagnostic.
Check the thermostat batteries and setting, the furnace power switch and breaker, and that the front panel is fully closed, because a door switch cuts power when it is open. If it still will not start, call us.
It shuts the burners off when the furnace runs too hot, most often because a dirty filter or closed registers starve it of air. A switch that trips again and again needs a technician, not just a reset.
Leave the home, do not touch light switches, and call PSE at 1-888-225-5773 or 911 from outside. Once PSE says the home is safe, call us to repair the furnace.
Same-day service when possible. Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as no heat in cold weather.
