Home Comfort Alliance replaces gas furnaces and installs dual fuel and heat pump systems in Bothell, on both the King County and Snohomish County sides of the city, from Westhill and downtown to Canyon Park, North Creek and Thrasher's Corner. Bothell is served by our Redmond branch. Every replacement starts with a free in-home estimate and an ACCA Manual J load calculation, so the new furnace is sized for your home.
We pull the required permits, give you a written, upfront price before any work begins, and back new installations with a 3-year Comfort Shield labor warranty, kept active with yearly maintenance. First-year maintenance is included.
Many furnaces in Canyon Park and Thrasher's Corner homes are original or second units from the 1990s and early 2000s. Replacement usually wins over repair when:
Still deciding? Our furnace repair technicians give a straight answer on whether a repair is worth it.
| Furnace type | How it heats | Good fit when |
|---|---|---|
| 80% AFUE single or two-stage | Vents through the existing metal flue | Budget is tight and the furnace sits where a PVC vent is hard to route. |
| 95% to 97% AFUE two-stage or variable-speed | Condensing; vents through PVC pipe, needs a drain | You want lower gas bills and quieter, steadier heat; the usual Bothell choice. |
| Modulating furnace | Adjusts output in small steps | Two-story homes where upstairs and downstairs never match. |
| Dual fuel (furnace plus heat pump) | Heat pump first, furnace on the coldest days | You also want cooling; PSE pays $1,500 for adding the heat pump. |
Your price comes down to the furnace's efficiency and capacity, whether it needs a new PVC vent or condensate drain, gas line or duct changes, and whether you add a heat pump. A garage furnace in a 1990s home is usually the simplest; an attic unit in a townhome takes more labor. Bothell homes get natural gas from Puget Sound Energy. Electricity comes from PSE on the King County side and from Snohomish County PUD on the Snohomish County side, so the heat pump rebates depend on your address. As of October 2026, no utility here offers a rebate for a gas furnace on its own:
| Program | Amount | Who qualifies |
|---|---|---|
| PSE hybrid heat pump | $1,500 | PSE gas customers adding a ducted heat pump to a gas furnace, installed by a PSE Trade Ally |
| PSE Efficiency Boost | $2,400 | Income-qualified PSE customers, on top of the hybrid rebate |
| PSE moderate-income fuel switch | $4,000 | Income-qualified PSE gas customers replacing gas heat with a heat pump |
| Snohomish PUD ducted heat pump | $1,800 (conversion) or $2,500 (inverter-driven) | Homes heated mainly by electricity, installed by a PUD Trade Ally |
Home Comfort Alliance is an approved contractor for PSE and Snohomish PUD, and we handle the PSE rebate paperwork for you. The federal 25C tax credit ended for equipment installed after December 31, 2025. See all rebates.
In October we replaced the heating system in a Bothell home in the 98011 ZIP code. The homeowner chose a dual fuel setup: a Lennox ML180E 70,000 BTU gas furnace paired with a Lennox EL18KSLV variable-speed heat pump. The existing ductwork was in good shape, so we reused it, pulled the permits and applied the PSE heat pump rebate.
The heat pump now handles most of the heating and adds summer cooling, and the furnace takes over on the coldest days.

Bothell has older homes near downtown and Westhill, 1980s and 1990s subdivisions around Canyon Park and Thrasher's Corner, and newer townhomes near North Creek. Furnaces sit in garages, basements, closets and attics. Townhomes often need a slim, high-efficiency furnace vented through a side wall, and homes on the Snohomish County side that heat with electricity are often better served by a heat pump.
We check venting, the gas line, return air and duct condition at the estimate, so the price you get is the price you pay.
Our Redmond branch serves all of Bothell, in the 98011, 98012 and 98021 ZIP codes, plus nearby Kenmore, Woodinville, Kirkland and Mill Creek. See all Bothell services.
It depends on the furnace type and efficiency, venting, gas and duct work and where the furnace sits. Our free instant quote tool gives a price range in about 30 seconds, and a free in-home estimate gives you a written, upfront price.
Yes. The City of Bothell issues mechanical permits for both the King and Snohomish County sides through MyBuildingPermit.com. We pull the required permits for every installation.
Natural gas comes from Puget Sound Energy everywhere in Bothell. Electricity comes from PSE on the King County side and from Snohomish County PUD on the Snohomish County side.
As of October 2026, there is no utility rebate for a gas furnace on its own. PSE pays $1,500 for adding a ducted heat pump to a gas furnace, and Snohomish PUD pays toward ducted heat pumps in electrically heated homes on the Snohomish County side.
If you want lower heating bills and summer cooling, a dual fuel system is worth pricing: the heat pump handles most of the heating and the gas furnace covers the coldest days. We quote both at the estimate.
Often, yes. We inspect the ducts at the estimate and reuse them when they are sound and sized for the new system, as we did on a recent Bothell job.
The right size comes from a room-by-room load calculation (ACCA Manual J), not from the size of the old furnace. Oversized furnaces short cycle and wear out sooner.
Most gas furnaces last about 15 to 20 years with yearly maintenance. A furnace tune-up is $230, or $180 for Home Comfort Club members.
New installations come with a 3-year Comfort Shield labor warranty, kept active with yearly maintenance, and first-year maintenance is included.
