| Component | Symptoms | Notes |
|---|---|---|
| Blower motor and capacitor | Burners light, little or no airflow, overheating | A failed blower motor is one of the bigger repairs; we price it before any work. |
| Ignitor | Clicks, no flame | Ignitor replacement runs $353 to $821. |
| Flame sensor | Lights, then shuts off after a few seconds | Often cleaned, sometimes replaced. |
| Pressure switch and inducer | Draft fan runs, no ignition | Often a venting or drain issue, not the switch itself. |
| Limit switch | Cycles off on overheating | We fix the airflow cause, not just the switch. |
| Condensate drain | Water on the floor, lockout | Common on high-efficiency furnaces. |
| Thermostat | Blank screen or no call for heat | Replacement runs $299 to $1,840. |
In larger hillside homes, long duct runs to upstairs rooms are common, so a weak blower often shows up there first. If one floor is cold while the furnace runs, mention it when you book.
Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as no heat in cold weather or a burning or electrical smell. Regular visits are Monday to Friday, 8 AM to 5 PM, with same-day service when possible.
A frozen pipe is a plumbing problem, not a heating emergency; our plumbers work Monday to Friday, 8 AM to 5 PM, and you can book with them by phone or online.
You see our fees before we arrive. The dispatch fee and diagnostic are separate lines; after diagnosis you get the repair price in writing.

A big repair on an old furnace is the moment to compare. A failed blower motor, a control board and a heat exchanger crack are the repairs that most often tip the decision. The $5,000 rule (furnace age times the repair price) is a simple starting point; a furnace past 20 years facing a large repair is usually a replacement candidate.
Replacement estimates are free, and our instant HVAC quote gives a price range in about 30 seconds. We size every new system with a room-by-room load calculation (ACCA Manual J), and most furnace installations take between 4 and 10 hours. What you get with a replacement: a 3-year Comfort Shield labor warranty on new installations, kept active with yearly maintenance. First-year maintenance is included.
Issaquah is an Energy Smart Eastside city: if you replace a furnace with a qualifying Mitsubishi, Bryant/Carrier or Day & Night heat pump inside city limits, a network contractor applies a $1,000 instant rebate at the point of sale, with a $5,000 bonus for fully electric systems in households below 150% of King County median income (Energy Smart Eastside, read October 2026). PSE adds options such as $1,500 for a hybrid heat pump. See furnace replacement in Issaquah and heat pumps in Issaquah.
If a heat pump does most of your heating and the gas furnace takes over in the cold, both halves need to work and hand off properly. This page covers the furnace side; for the heat pump, see heat pump repair in Issaquah.
Puget Sound Energy supplies natural gas and electricity in Issaquah. A like-for-like part repair normally needs no permit, but Issaquah's code also covers mechanical repairs, so we check with the Permit Center when a repair changes the system. Replacing a furnace inside city limits needs a City of Issaquah permit, applied for through MyBuildingPermit; the Permit Center is at 425-837-3100 (Issaquah permits), and residential outdoor HVAC equipment goes through plan review (Issaquah mechanical permits).
Not every Issaquah address is the City of Issaquah. The city notes that Klahanie and Mirrormont are outside its jurisdiction: Klahanie permits go through the City of Sammamish, and Mirrormont through King County Permitting (206-296-6600). Electrical permits come from Washington L&I. We pull the required permits for every installation.

In late September an Issaquah homeowner in 98027 called with no heat from a Carrier furnace. Our technician diagnosed the problem as a failed blower motor: the furnace could not move air through the house.
Because a blower motor is one of the larger furnace repairs, he gave the homeowner both paths in writing: the price to replace the motor, and a quote for a new furnace. That is how we handle every bigger repair, so the decision is yours with the numbers in front of you.

Repair visits carry a $119 dispatch (trip) fee. Diagnosis is $72 for a standard diagnostic or $130 for a deeper diagnostic, and after-hours visits for qualifying emergencies carry a $330 after-hours fee. You get an upfront price for the repair before any work begins. As an example, ignitor replacement runs $353 to $821. For context, Angi lists Seattle-area furnace repairs at $139 to $544 (Aug 2026); that is not our price.
Common causes are a dirty flame sensor, a failed ignitor, a clogged filter that trips the high-limit switch, a blocked condensate drain on a high-efficiency furnace, or a thermostat set to ON instead of AUTO. Check the thermostat and filter first, then call us for a diagnostic.
The furnace is trying to start but something in the ignition sequence is failing, often the ignitor, flame sensor, pressure switch or inducer motor. Repeated attempts can lock the furnace out. Turn it off at the thermostat and book a repair.
If the burners light but little or no air moves, the blower is the first suspect: a failed blower motor, a weak capacitor or a loose wheel. Running the furnace that way can overheat it, so switch it off and book a repair.
Leave the home right away, do not touch light switches, and call PSE at 1-888-225-5773 or 911 from outside. Once the gas utility says it is safe, call us to repair the furnace.
Same-day service when possible. Our phones are answered and bookings are accepted 24/7. Heating and cooling technicians work during business hours and are available after hours for qualifying emergencies ($330 after-hours fee), such as no heat in cold weather or a burning or electrical smell.

A like-for-like part repair normally needs no permit, but Issaquah's code also covers mechanical repairs, so we check with the Permit Center when a repair changes the system. Replacing a furnace inside city limits needs a permit from the City of Issaquah; homes in Klahanie go through the City of Sammamish and homes in unincorporated areas such as Mirrormont go through King County. We pull the required permits for every installation.
Usually, yes, if it needs a significant repair. A furnace that old is past its expected life and far less efficient than current models. We will still price the repair so you can compare, and replacement estimates are free.
No. PSE does not offer furnace, repair or maintenance rebates. If you replace the furnace with a qualifying heat pump, Energy Smart Eastside offers a $1,000 instant rebate through network contractors, applied at the point of sale, and PSE has heat pump rebates such as $1,500 for a hybrid system. We are an approved Energy Smart Eastside contractor and a PSE Trade Ally.
We service all major brands of gas, electric and oil furnaces. We are a Lennox Premier Dealer, Carrier Factory Authorized Dealer and Mitsubishi Electric Diamond Dealer, and our technicians are NATE-certified.
