In SeaTac, homes north of South 160th Street get electricity from Seattle City Light, and homes south of it get electricity from Puget Sound Energy (PSE), according to the City of SeaTac (SeaTac utilities). PSE supplies natural gas citywide. If your address is close to South 160th, your electric bill settles it. The utility matters because it decides which heat pump and water heater rebates you can use, and Home Comfort Alliance is an approved contractor for both.
| If your electricity comes from | Heat pump | Heat pump water heater |
|---|---|---|
| Seattle City Light (north of S 160th St) | $300, $400 or $600 instant discount by efficiency tier, taken off the contractor's price | $750 |
| PSE (south of S 160th St) | $1,500 from electric resistance heat; $1,500 for a hybrid heat pump with a PSE gas furnace; up to $2,400 with Efficiency Boost; $4,000 for income-qualified gas to heat pump conversions | $1,000, or $1,100 with Efficiency Boost |
We handle the paperwork on PSE rebates. Seattle's Clean Heat program applies only inside Seattle, and Energy Smart Eastside does not cover SeaTac. Washington's HEAR program may help income-qualified households. The federal 25C credit ended for equipment placed in service after December 31, 2025.
SeaTac has two common heating setups, and the upgrade path differs. Homes with a PSE gas furnace can replace it with a new high-efficiency furnace, or keep gas as backup and add a heat pump as a hybrid system, which also brings air conditioning. Homes heated by electric baseboards or wall heaters, often without ducts, usually do best with a ductless heat pump: it heats more efficiently than resistance heat, cools in summer, and needs no ductwork. Every installation starts with an ACCA Manual J load calculation so the system is sized for your home, not guessed.
The City of SeaTac Permit Center issues building, mechanical, plumbing and electrical permits through the City's online permit portal (SeaTac Permit Center). SeaTac runs its own electrical permits and inspections rather than L&I (L&I city list). We pull the required permits for every installation and schedule the inspections.
Many homes close to the airport were sealed against jet noise, and the Port of Seattle notes that ventilation systems and panel upgrades can be part of that work (Port of Seattle). A house that stays shut needs its mechanical systems to do the work open windows would. Our checklist for these homes:
Home Comfort Alliance does not run or work for the Port's insulation program; program questions go to the Port of Seattle.

In September 2026 we installed a new gas furnace in the crawlspace of a SeaTac home and paired it with a new heat pump outside, so the heat pump handles most of the heating and cooling and the furnace backs it up in the coldest weather. The job included a new filter and thermostat, about 35 feet of new electrical run and 25 feet of refrigerant line to the outdoor unit, and reattaching the furnace's B-vent into the chimney. Permits were included, and because the home is on PSE, a $1,500 PSE rebate came off the invoice.

We support the manufacturer's warranty on covered equipment parts and give a 1-year labor warranty on installations. Home Comfort Club members, from $15 a month, with a new system installed by Home Comfort Alliance get extended labor coverage for as long as the membership stays active, up to 5 years from installation, plus Club pricing on tune-ups.
We cover all of SeaTac, north and south of South 160th Street, and the neighboring cities of Burien, Tukwila, Des Moines, Renton and Kent.

As of October 2026: City Light customers get a $300, $400 or $600 instant discount on a qualifying heat pump and $750 on a heat pump water heater.
