Many Seattle houses were wired long before EV chargers, heat pumps and induction ranges. The things our electricians look for in an older home:
We start with a look at the panel and the load, then give you options in writing. If the answer is a new panel or a bigger service, see panel upgrades in Seattle.
Inside Seattle city limits, electrical permits are issued by the Seattle Department of Construction and Inspections (SDCI), not the state Department of Labor and Industries. A permit is needed when wiring is installed, altered, extended or connected, and most electrical permits need a cover inspection, a service inspection where the service changes, and a final inspection (SDCI, electrical permit). We pull the required electrical permits for the work we do.
A bigger service, for example going from 100 to 200 amps, also needs Seattle City Light. The steps run in this order:
City Light charges the customer for service upgrades (Seattle City Light, apply for new or upgraded service). Before adding an EV charger or a heat pump, we run a load check so you know whether the existing service is enough. Planning a heat pump too? Our HVAC and electrical teams can handle both in one project; see heat pumps in Seattle.
Our electrical visits start with a flat $179 that includes the diagnosis, so you know the cost of finding the problem before anyone arrives. You then get a written price for the repair before any work begins.

For bigger projects, a benchmark helps. Angi puts a Seattle electrical panel replacement at an average of $2,022, typically $870 to $3,202, with permit fees of $240 to $365 (regional estimate, July 2026; not our price). Panel and service upgrade prices depend on the house, so we quote them after a visit.

Sparks, burning smell or a hot panel? Switch off the main breaker if you can do it safely, keep away from the panel, and call 911 if there is smoke or fire. For a downed or damaged service line, call Seattle City Light.
On October 1, 2026, two of our electricians wired a new three-zone Carrier ductless heat pump at an Eastlake home. They added a new two-pole breaker in the home's existing panel and labeled it for the new unit, ran the circuit in conduit to a new outdoor disconnect next to the outdoor unit, and connected the control wiring to the system.
Once the wiring was done, the system was started up and tested. It is the kind of job where having electricians and HVAC installers in one company helps: the heat pump and the circuit it needs are one project and one schedule.

Our Redmond branch sends electricians to homes and businesses in North Seattle (Ballard, Fremont, Wallingford, Green Lake, the University District, Ravenna, Wedgwood, Northgate, Lake City), Central Seattle (Capitol Hill, the Central District, Madison Park, Queen Anne, Magnolia) and West Seattle (Alki, Admiral, Fauntleroy, Delridge). Home Comfort Alliance has served Puget Sound homes since 1977. See all our Seattle services, or our electrician pages for Renton, Issaquah and Lynnwood.
Many Seattle electricians bill by the hour; Angi lists electrician labor at about $50 to $150 an hour in its Seattle panel cost guide (July 2026). Home Comfort Alliance charges a flat $179 visit that includes diagnostics, then gives a written price for the repair before any work begins.

A breaker trips when a circuit is overloaded, when there is a short or ground fault, or when the breaker itself is wearing out. Unplug a few things and reset it once; if it trips again, book an electrician rather than resetting it over and over. Breaker replacement is $171.

Not always. We run a load check on your current panel and service first. If the house is on a 60 or 100 amp service or the panel is full, an upgrade or a bigger service from Seattle City Light may be needed.
City Light asks customers to allow 4 to 6 weeks for initial processing of a service application, and the new service also needs an SDCI inspection before City Light inspects and reconnects it.
