Where can the outdoor unit go on a Seattle lot?
The outdoor unit has to meet Seattle's noise code at your property line, and for a heat pump the nighttime limit is the one that counts. Between two homes in residential zones the limit is 55 dBA in the daytime and 45 dBA at night, from 10 p.m. to 7 a.m. on weekdays and 10 p.m. to 9 a.m. on weekends and holidays (SDCI, residential heat pump and AC sound level compliance (2025)).
- How the city checks it: at the mechanical inspection, the inspector photographs the equipment label and measures the distance to the property line. SDCI then predicts the sound level at the line from the manufacturer's heating sound rating, counting nearby walls that reflect sound. Above 47 dBA, the install fails the noise review and needs mitigation.
- What usually causes trouble: units squeezed into a minimum side yard of about 3 feet. Front and rear yards, or a spot facing the street or alley, usually give the distance the code needs.
- What fixes it: a quieter model or the maker's quiet package, a compressor blanket, a solid sound barrier (SDCI says these typically cut 5 to 8 dBA), or moving the unit.
Because a failed noise review means rework after the install, the unit's location and model are settled at the estimate, before any equipment is ordered.
Do you need a permit for a heat pump in Seattle?
Yes. Seattle Department of Construction and Inspections (SDCI) issues the refrigeration permit for a split-system heat pump, and only licensed contractors can obtain it. SDCI also issues Seattle's electrical permits, which cover the new circuit and outdoor disconnect (SDCI, electrical permit). Seattle does its own inspections rather than L&I.
