Permits and setbacks in Sammamish
The City of Sammamish issues both the mechanical permit and the electrical permit for HVAC work; replacing a furnace or water heater needs a permit, and outdoor equipment needs a mechanical permit as well as the electrical one. Applications go through MyBuildingPermit (Permit Center (425) 295-0531).

A recent Sammamish job: heat pump off, furnace carrying the load
In late October a Sammamish homeowner called because the heat pump had stopped running and the gas furnace was doing all the heating. Our technician found the system's low-pressure safety switch had tripped.
He bypassed the switch just long enough to test the system and measured a low temperature rise across the coil, a sign of low refrigerant pressure. The service ports had magnetic locking caps that need to be drilled out before gauges can be connected, so he explained the risk of damage to the ports and set up a follow-up visit to confirm the charge and find the cause.
